Our first public hearing is case number VA-25-21 Ridenbark Rear Setback with an address of 13378 Mary Veil Street is a request for consideration of a development standards variance from the Britain Falls PUD ordinance 041413 area 2 setback standards to allow a rear setback of five feet for installation of an attached pergola. please uh step to the podium, sir. And proceed with your petition. orientation of the uh patio. So I would say after 11:00 basically the patio is hardly usable. The structure that we are proposing to install is basically uh includes two connected areas of 21 about 21
by 93 and another 93 93 by 15. The overall height is approximately 10 foot and 8 in. The structure is largely freestanding. It's supported by eight post that are engineers and these are in concrete footers and it's attached to the home only. The materials of the structure is powder coated extruded aluminum and the proposed structure would be finished in white as approved by Britain falls and with adobe. The rovers are operated with a low volage that are installed under the rover. They are concealed and they allow the to these are the construction plans of the uh of the system. They of course the part away from the house is the part that is encroaching the setback. consideration a portion of the proposed per extend into an drainage existing drainage ement. So we have uh applied for and obtain a drainage ement permit 25345 that was issued in on September 24, 2025 from the city officials. Due to the location of the patio, the configuration of the lot, a small portion of the parallel would encroach into the required seat. So we are
requesting a development standard variance to allow the structure real. This is the uh portion of the that shows the in yellow it's marked the footprint of the pergola and you can see the encroachment or the seat back that is requested. Uh we do believe that the criteras of these varants are met. We don't think we have any adverse impact on public health safety or welfare. The proposed structure is engineers like all our structur comp. It's a residential scale visually. compible. It enhanced the property while maintaining harmony with the neighbor. Our company has installed about now probably more than 30 similar structure at Britain. And these are a few examples of the parag that this is one of the most recent one. This parag actually cannot be seen here. It's a nail shape L-shaped paragraph quite similar to what they would be. This is another paragraph that was installed.
Unfortunately, because of the orientation of the patio. It's really and and the area available. It's really difficult to try to organize the structure in a different in a different way. And the only way to to offer some protection is of course installing the parag without this variance. Of course, would be very hard as it has been for the past year by we believe that project enhances the livability encourages outdoor use and support high quality and architectural reflect the goals and the standard of the community really really like outdoor living and they really enjoy if you look at the patio the air what they have c probably spend more time outdoor than indoor. We believe it's a modest but well engineered improvement that would enhance the usability for and giving a static quality to the property.
