BAY GOSPEL HALLS / IAN HALES - To consider an appeal from the decision of the Planning Director to allow modification of a previously approved Tentative Parcel Map (PM-10597 under PLN2017-00158), to add a new driveway to the front parcel instead of a shared driveway off the stem of the rear lot, located at 4779 Heyer Ave., south side, 480 feet west of Center St., in the RSL (Residential Small Lot, Secondary Unit, and Recreational Vehicle parking is permitted), with a Castro Valley General Plan land use designation of Residential Small Lot (RSL), bearing Assessor’s Parcel Numbers: 84C-700-17, 84C-700-16. PLN2022-00193, ENVIRONMENTAL IMPACT REPORT (EIR) and VESTING TENTATIVE TRACT MAP (TR-8423) SUBDIVISION: “Arroyo Lago Residential Project”
330 Land Company LLC, applicant for: Steelwave LLC, owner – Consideration to certify a proposed Environmental Impact Report (EIR) and to approve a Vesting Tentative Tract Map subdivision of a 26.6 acre parcel into 194 residential lots with infrastructure needed to serve the development including roads, sewer, domestic water and storm drain. The proposed project includes: Housing: construction of 194 single-family homes, with approximately 25 percent (49 homes) deed-restricted Accessory Dwelling Units (ADUs), located in an “A” (Agricultural) Zoning District and Medium Density Residential land use designation of the East County Area Plan, East County Area of unincorporated Alameda County, bearing Assessor’s Parcel Numbers: 946-4634-001-00; Also: 946-4634-002-00 (sewer treatment plant; bioretention area; agricultural irrigation recycled water spray fields; roads) 118.36-acres; 946-1350-3-10 (water storage and booster pump facility) 3.05-acres; and 946-1250-19-6 (well at City of Pleasanton). Alameda County, as the lead agency, has filed a notice of intent to adopt an Environmental Impact Report for this residential project.
