Okay, welcome to our, we're gonna do our Community Development and Renewal Agency meeting at this point. We'll call that meeting to order. We'll start with item 2.1, discussion and consideration of a resolution of the Community Development and Renewal Agency of Harriman City adopting a final budget for the fiscal year beginning July 1st, 2026 and ending June 30th, 2028. Kyle.

Thank you, Board. I know you've heard all of this information a number of times, so my thought tonight is I will show the budget and then just highlight a few of the things. In the different budgets, there's not necessarily anything too alarming or major in these budgets this year. So once again, the town center, so the major excitement in the town center is the development of the 134th and Mountain View Corridor. That town's at Harriman Town Center, Commons at Harriman Town Center. I guess I wasn't ready yet. We are anticipating some of that taxable value to start rolling on in fiscal year 28. There is also associated tax increment agreements with Elevated, the developer, that are continuing. They actually started in fiscal year 26, but they're tied to taxable value, so those amounts will go up as development occurs within that area. In the business center, as you can see, we are projecting modest tax growth. We do know there's a large apartment complex that hopefully will be coming online shortly. However, we don't know when those values are actually going to hit the tax rolls, so we try to budget conservatively because of that. This project area only has one major incentive agreement with the Sorenson companies that put in infrastructure costs. You will note there is a capital outlay of 680,000. That is for ponds at the, around the SLIC campus, not on the SLIC campus. It was in the development agreement, or the reimbursement agreement, that we would reduce their taxable increment amount. So that's why it's dropping 42% and 27's because of that project. Looking at the Anthem CRA, as you can see their property tax for 27 is showing a 16% jump. That is because it's a catch up from prior years. The budgets for fiscal year 26 were actually developed in fiscal year 24. They've had more development as you've seen within the project area so that 16% is a catch up. And you'll notice on the tax increment payments, so those are the increment payments going to the developer. for infrastructure repayment. Those are also going up about the same amount. Finally, actually second to last on the Innovation CRA District, because there is only one project in that project area, we assume that the property tax is going to stay level. Right now, as I've mentioned a number of times, we do have a TAX INCENTIVE AGREEMENT THAT HASN'T BEEN TRIGGERED BECAUSE THE DEVELOPER HASN'T REQUESTED IT. HOWEVER, I STILL BUDGET THOSE MONIES BECAUSE IT IS AN ACTIVE AGREEMENT. AND ANOTHER MAJOR ONE THAT'S EXCITING, AT LEAST FOR ECONOMIC DEVELOPMENT, IS HERMAN NORTH CRA IS THE AUTO MALL AREA AND WE ARE ANTICIPATING THE FIRST AUTO RETAILER TO OPEN NEXT YEAR. And it is a sales tax only project area, so there is no tax increment being collected. So the schools are keeping, schools and other taxing entities are keeping the full amount. So it is a transfer from the general fund to cover those anticipated increment payments. With that, are there any questions for me? Okay, thank you.
