Um, but the site plan shows that I've met all the setbacks and restrictions that you've asked for. Would you like to see that?

Yeah. So with this, he is proposing the ALEX uh that it's zone C2. It is allowed under a special exception. Um having reviewed it all the minimum requirements outlining that 14507 um is met. Um the minimum lot area 47,916 square ft is the lot size. 26,000 is a square u review. Um 14602 the sewer lines, water lines are all the correct sizes. There is um fire hydrants within the location. Off street parking will be met. Um it is designed off of um the road is classified as good enough. It's wide paving. Um it should not adversely affect it. There is some storm water features in the area. You can see up on the TV these blue areas and they will be um having to put in a small pond to additionally help with any of the impervious paving adding on the storm water side. So staff would recommend approval of all minimum requirements are met with the proposal. So that should take care of the water situation. Board members, do you have questions on this development? They have been, you know, of course water problems in that area before. Are there anyone in the audience here to address this to speak on this? This is a site plan for Mullican Street. You can see up on the screen. Uh what I'm requesting a special exception for is to allow 16 units to be built on this property. It does meet all the setback requirements, parking requirements. Um, we are going to build a u detention pond as well in the corner of the property for um storm water drainage, which is not going to be a problem because we got a pretty big area at the back of the property. Um, it should meet all the requirements though required to build these units on this property. And that second page, the first page of course is the site plan that shows the parking and shows everything. And then the back page is actually uh it's only a four unit uh floor plan, but it's going to be five units on each side and six on the on the back there, but you can see how that goes.
Sean, would you update us a little bit on your information on this, please? Yeah. So, this one um there had been a previous special exception approved on this back. It was originally for 10 units. Um so, this is the slight increase. We looked at minimum lot size. There's more than enough lot area to accommodate the units parking uh the storm water features. Mullikin Street is a collector street. So it's more than good enough paving width. Um fire hydrants are located in the area water and sewers available in the area and properly sized feels that uh would recommend approval having all requirements met.
