It's just a fact. it was being brought up and we we only have one of the meeting minutes for I believe or yes. So we'll get to the 21st to the next meeting in December.

That's final subdivision plat SUV 2555, a major final bonded plat of subdivision creating 48 residential lots, open space, and public rideway in phase three of CC Chase Point. And we discussed this this morning and um unless you want to pull it off and discuss it further, I believe you can just approve the entire consent agenda. Anyone on the commission have any comments? We have a request by the applicant to postpone.

Um additionally, item 6B, reasonzoning request Z2515. Um, this is a application requesting the reszoning of one parcel containing.33 acres located on the corner of Poinset and 37th Avenue South from R2 to Highway Commercial and that's also requested to postpone by the applicant. Mr. Chairman, I move that the planning commission postpone the resoning request of Z-25-15 as submitted. I'll second. Okay, we have a first and second. Any discussion on this item? Nope. Okay. opposed eyes have it. So we have item 6 C preliminary subdivision plat SUV 2533. Uh this plot will be creating 127 residential lots, common area and rights away and doside preserve, also known as Bahama Island. Uh planning commission recommended approval of the original phase 2 entitlement for Bahama Island as an RV resort in January 2023. and the development passed second reading at city council on in March of 2023. In March of this year, planning commission recommended approval of an amendment converting the RV resort into the single family residential neighborhood Long Bay Village, which would have consisted of 137 lots, including 35 waterfront lots with private docks along the inter coastal waterway. City council approved the new neighborhood April 2025. And in July of this year, the applicant received BCA approval for variance allowing the removal of certain protected trees with the condition that trees 7, 11, 17, 20, 24, 29, 32, 36, and 37 be retained and protected during construction by providing sufficient protection zones around them. In August of this year, planning commission recommended approval of an amendment increasing the allowed building height for piano residences. And at the previous meeting, planning commission postponed this request due to concerns regarding the lack of protection measures for tree 17. Um, this will be accessed by Boline Boulevard with additional access by Sever Drive. The total area of the
subdivision is 73.42 acres. The subject property is two lots of record as currently zoned PDD and within city limits. Um and current currently the parcel is unused and vacant. Um so this plat will be creating 127 residential lots, 32.42 acres of common area and public rights away. Smallest lot size is 7,15 square ft and largest lot size 15,915 ft. The density of the subdivision is 1.73 dwelling acres dwelling units per acre. Um and all setbacks conform to the standards of the PDD district. This plaque creates a road connection to the existing Severy Drive uh 50 foot 50 foot wide continues Boline Boulevard 66 foot wide and creates Sandy Point Drive, Helm Lane, Dockside Drive, Bayfront Drive, Horizon Lane, Tide Creek Road, and Estuary Place. All 50 foot wide public rides away. And all new roadways are designed to meet city standards, including sidewalks and street trees. Um and then as for staff review um there's no issues um with this plat all revisions have been made and the primary concerns for tree protection have been um addressed.

I have it. Item 7B we discussed this morning at workshop. This is regarding the um amendment to the McDow track at Mc McDow corporate center. This is parcel three.
Excuse me. Did we skip 7? Sorry, 7A. My apologies. Um so it's parcel 3 at the McDow Corporate Center. That was approved in May of 2023. And the preliminary plat creating this drive within the McDow Corporate Center was approved um at your February 20th, 2024 meeting. Through this amendment, they're revising parcel 3 to um let's see, bring up the elevations. It's a twostory 28,000 square foot office and warehouse building with a height of approximately 40 ft. This building is oriented toward Highway 31 and the existing lake. There's a um concrete yard 27,000 square feet u between the building and Water Tower Road. There's 73 parking spaces provided on site. Access is through a private drive off of Water Tower Road and there's also a uh pedestrian access around the pond that connects to the East Coast Greenway which will go along the back of the property eventually. And they've included the elevations for the building showing how it will look from 31 and the lake and then how it will look from water tower road along with the sign proposed monument signage. You can see there's screening included for that concrete yard stand area and um staff doesn't have any comments. Anyone on the commission have any comments or questions?
I'd just like to say um I think this is outstanding and I hope this sets the standard for anything else built along Water Tower Road. This is I think what we envisioned when we first started Mhm. putting properties together in there. Yeah. Good job. Any other comments? Entertain a motion. I move the planning commission recommend approval of the major plan development district amendment to the Parkway Group PDZ-25-17 as submitted. Second.

Item 7B is the first public hearing regarding the first amendment to the amended and restated DA for Bahama Island phase 2. This is between PY and the city and this brings the DA to match the PDD that was recently amended. So with the height limits, so single family detached traditional lots have a maximum height of 35 ft and single family detached piano lots along the inter coastal waterway have a maximum height of 52 feet measured from grade and without regard to flood pl flood plane. And your role in this is just to host the first of the two required public hearings and then this will go to city council for their second public hearing and first reading of ordinance that will be on Monday, December 1st. Okay, since this is a public hearing, does anyone have any comments at all? Anyone? No.

We have item 7C, preliminary sub subdivision plot SUV 2534, creating 204 residential lots uh and public rights away in phase three of Lorett tract, also known as Marshfield. Planning Commission recommended annexation and zoning of this parcel to R2A in July of 2022. City council approved annexation zoning of July January of 2023. Um phase one preliminary plat and final plat were approved in 2025 and as well as phase 2 also preliminary and final plat approved in uh 2025. Um this will be accessed by Strawberry Road and Water Tower Road. Total area of the subdivision is 114.27 acres. The subject property is one lot of record. Property is zoned R2A and located within city limits. The parcel is unused and vacant. um planning commission approved a block length waiver request in March of 2023 and the plat is substantially consistent with the approved master plan that um is accompanying that block length waiver. Um again be creating 204 residential lots um 64.71 acres of common area and public rights away. Small slot size is uh 6375 square feet and largest lot size 13,089 square feet. Density of the subdivision
is 1.79 dwelling units per acre. All setbacks conform to the standards of the R2A district. This plot will be continuing Strawberry Road and Marshville Road, both 50 foot wide public rights away and creating the following 50 foot wide public rights away. White Horn Way, Warwick Avenue, Fairfax Drive, Mary'sfield Court, Bushme Avenue, Stanley Street, and Dudley Court. Um, and all new roadways um are designed to meet city standards, including requiring uh sidewalks and street trees. Um, as for staff review, we did recommend postponement um, as of November 6 due to the development agreement obligations for Long Bay Road not being met and the amendment to the DA not being approved. Um, it was discussed in workshop this morning to possibly approve with conditions of um, approving with conditions to allow stamping once DA has been met or the amendment is approved. because there are no issues with the plat at this moment
and we've already looked at the DA correct you have yes it is currently um at city council level at this point it's a technical issue is you know whether it's been fulfilled or not so are we willing to uh approve it subject to the DA being approved It seems like we're all in agreement on that. Mr. Commissioner, I move that the planning commission approve the major preliminary plat of subdivision SUV-25-34 prepared for phase three of the Laurel track as submitted second conditioned upon a condition with the conditions upon it um receiving the Long Bay track stamp from the city approval of the DA and approval of the DA.
