Yes, so as you said, this is a specific use permit for an approximately 1,815 square foot detached garage with an average height of 15 feet 8 inches. There are two SDP triggers for the structure, the first to exceed 1,200 square feet in the SF 36 zoning district, and the second for that height to exceed an average of 15 feet tall. The proposed site plan shows that the structure will be located behind the front facade of the main home and will conform to the setback requirements of the zoning. So this will look very familiar. If you remember of the July 14th meeting, we had a very similar request. It's a text amendment to the use table for the Town Center Medical Overlay District this time regarding veterinary clinic and kennels grooming only. We're proposing to change that from permitted by right to SEP as we did in the Town Center Zoning District. proposing to amend the use charts. Currently the veterinarian clinic and kennels grooming only uses are permitted by right, meaning they would just need to get a CO. We're proposing that it's done by specific use permit going forward. It's an identical request that we did to the UDC amendment on July 14th. Just when we presented that one, we did not include the town center medical overlay, so looking to fix that.

Thank you, Chairman. I have the aerial and zoning maps. The subject property is zoned SF 36. The applicant requests an SUP for a 1,815 square foot detached garage with an average height of 15 feet 8 inches. This structure is proposed to fulfill the zoning requirement of a two-car garage on the property. There are two SUP triggers, an SUP to construction accessory structure that exceeds 1,200 square feet in the SF 36 zoning district, and the SUP for the maximum height of that building to exceed 15 feet. Here is the proposed site plan showing that the structure will be located behind the front facade of the existing which is currently under construction, and will conform to the setback requirements of the SF 36 zoning district. Here are some elevations provided by the applicant. The average height of the structure will be approximately 15 feet, eight inches, and will have a single slope roof shown here. The exterior of the structure will be black to match the home's black roof and overall architectural color scheme. The proposed structures will be used for storage space for vehicles, equipment, and household items. No commercial business activity, retail use, or industrial operations are proposed. The floor plan does show two garage doors on the east elevation and one door on the north elevation. So I mentioned the main home is still currently under construction, but is approximately 5,998 square feet. There is an existing 1,500 square foot building on the property, that was actually the main home before the current one being constructed, that will be demoed and replaced with the proposed detached garage. There are no other accessory structures on the property. On July 16th, the City mailed out 11 letters of notification for this public hearing to all property owners within 300 feet of the subject site. Staffers received no public feedback in response to this request. Section 8.02 of the UDC states that when considering an SUP, the Planning and Zoning Commission shall consider the following. Whether the use is harmonious and compatible with surrounding existing uses, the activities requested by the applicant are normally associated with the permitted uses in the base district, the nature of the use is reasonable and appropriate in the immediate area, any negative impact on the surrounding area has been mitigated, and that any additional conditions specified ensure that the intent of the district purposes are being upheld. Again, the request for you this evening is that SEP for the proposed accessory structure to exceed 1,200 square feet in SF 36 zoning district, and for the height of that structure to exceed an average of 15 feet tall with the proposed average height of approximately 15 feet 8 inches. The Commission has the following options when considering an STP request. Recommend approval as submitted or with modifications. Table or recommend denial. If a recommendation is provided tonight, this application will be forwarded to the August 18th City Council agenda. Staff and the applicant are here if you have any questions.

It just took a while for us to get the final design and everything together. Because the building's in pretty bad shape. It was built back in the late 80s when it was still a horse farm.

And so the proposed amendment would apply the same medical services and personal grooming services specific use permit requirements in the town center medical overlay district for animals that currently apply to humans. So what we're proposing is currently these two uses are listed in the town center medical overlay zoning district use table as permitted by right. We're proposing that they are done by specific use permit. That's basically saying the same thing. An amendment to the text of the UDC does require public hearing notice to be published in the local newspaper 10 days prior to the public hearing. Staff has not received any comments from the public regarding this proposed UDC amendment Planning zoning Commission has fallen options when considering a UDC amendment recommend approval as submitted or with modifications Table or recommend denial if a recommendation is provided tonight.
