All right. Joint planning commission for the month of October. All the commissioners are present. Uh this is our information where we'll have the applicant come up. Let us know what you're looking for. Uh there'll be questions from the board to the applicant just clarifying any questions we might have. We'll just now have a small discussion commissioners at that time and then we will open it up a like favor of the proposal if anybody would like to speak against the proposal and then if necessary applicants we then for two weeks do our own research come back two weeks and then make our decision. That being said that's not by ordinance. So if it is a straightforward um thing that we feel could get out tonight, we will do so.

my name is Austin1. I'm here today half and also joining us today jump. [Music] It's a 38 acre parcel that Patricia and Web have had own for the last 30 years 1988. They had dreams building homeless property since they were first and since that hasn't come to fruition to buildings. So I'll talk a little bit about how it the zone to permit why it's not buildable and why request approval is appropriate.

Thank you. So as you can see mostly parcel is the resource conservation district. A principal per mill in this area is single family. We also have that corner that's zone 81. So not single family use but it does permit. out. We're starting with uh the ability to build a single family dwelling on C2 property, but it's notable because due to the property street, a minimum of 50 ft. And so unique about this property is it actually road at all. You can kind of see just north of that right that yellow strip is another property and that's what LA road has agreement that's with the county uh that gives access to road um do you mind scrolling down pages [Music]

So both uh current zoning and future zoning is u contemplates single is amended use preventing the use the tax and overall value of property that are facing the third in the test show interest. There's plenty of things I could probably be with public interest because of the current and zoning. It really goes along with the vision that the town has and the websites are happy to fill that vision.

So because we need to demonstrate that the compliance with the with the code prevented by the teachers that that we face unnecessary and the variance will not be interest.
