Um yeah. No, I recently started a general contracting uh business uh to help facilitate um you know, rebuilding homes in the area. Um I'm operating it out of my home just cuz it is a small business uh for administrative purposes. Um, so just no kind of like retail operations are going on, like no construction um is actually being performed, but it's just to operate the the business out of there. Um, just so that way I can start the business and get it off the ground. Okay. Will you have anybody working with you? Uh, no ma'am. Are you doing rehab work or new construction or some of both? Uh, majority rehab work.
Okay. How long have you done this type of work? Uh for the last 12 plus years I've worked for some larger developers uh during multifamily and uh I just decided to uh venture off on my own come back to St. Louis um to kind of just help rebuild um you know what's happened over the last you know year with the tornado and everything just you know a lot of larger companies are dealing with the larger homes um so I'm focused more majority in that area uh by Fairground Park um and some of the smaller homes that need repairs. Okay. Let's see. Do you have any special training, licensing, or certificates?
Um, as far as that, I've had um just a multifamily um so I'm certified multif family manager. Um and then from my previous job with the developer, I've taken, you know, several of courses um with them just to be um as far as like inspections um how to do general like building um or whatnot. I've taken those courses as well. Okay. What will you dispose of construction debris um offsite? Um nothing will be disposed of onsite. So just at um you know definitely landfills that accept uh commercial debris.
Okay. How are you going to advertise? Um just online. Um yeah, no postings or anything in the neighborhood. I don't have any vehicle decals um or anything like that and majority by word of mouth. Okay. What kind of tools and equipment will you use? Um just regular hand tools. Um you know drills, um miter saws, um you know, ladders, just general hammers, screws. Nothing will be stored outside your house. Uh no, ma'am. Yes. Have you reached out to your alderman or neighborhood association?
Um, I have not talked to either the alderman or the neighborhood association. I've just talked to uh several neighbors. Um, on there's only about three um occupied homes at the moment. Um, so I've talked to all three of those uh residents and they are aware um that I'm, you know, looking to operate the business out of the home and they thought it was a really good idea just because they've actually grew up in that area. Um, so they're excited to see somebody, you know, local, um, you know, work on homes in the area and kind of just bring it back to life. Um, as fairground is, you know, it is a nice neighborhood or it can be. Um, so they're actually excited to have somebody, you know, that they could actually utilize themselves.

Yes. I'm opening up a bar in the big club hall. Um been there since 1897, but it hasn't been a bar in over 50 years. And uh I was in the business before semi-retired, but I met the uh owner of the building six, eight months ago. And uh I mean it's just a it's just a historic historic bar and uh it's on the bottom floor of a two-story building and it's a 30 seat bar and uh I'd like to reopen it. Did you say it hasn't been a bar in 50 years? Correct.
Oh wow. Okay. How big is the bar? Uh it seats 30 people. So seats 30. Okay. Are you going to have any cooking or outside seating? No. Okay. How many employees do you anticipate having? You know, it's just going to be me at the beginning and then I'll probably get a couple of part- timerrs. Okay. Do you have any off- streetet parking spaces? Off streetet? Yes, we have a dozen. Um, okay.
A dozen in the uh back parking lot. You said it's inside a hall, right? I'm sorry, what? It's inside of a hall. Well, it's a, you know, 130 year old building. Um, so it is inside the twotory building. Yes. Okay. What will your days and hours of operation be? Yeah, right now I'm looking at Tuesday to Friday 3:30 to 9:30. Saturday noon to 9, Sunday noon to 6.
Do you anticipate ever expanding those hours? Not right now. No. Okay. The reason I asked that Yeah. The reason I asked that is you would have to come back here if those were the hours you want to be locked into. So what would be your ideal hours? Yeah, just what I stated with the ideal hour. There's not going to be any late night stuff. It's uh in a neighborhood that you know, nobody's open late and uh and I don't plan to be open late. So that you know 9 9:30 is going to be it. Yeah. Okay. Do you have access to a commercial dumpster? I do. Okay.

Yeah, we recently just purchased the the former F field food building over in Lafayette Square or Park area. Um we are a health sciences university running a dental clinic out of 1500 park. Um this 1300 Lafayette site was just a good kind of con contiguous uh property for us to purchase and use for our operations. Um, at this point we just plan to use it as storage, some some maybe some light fitness for students and activities and then uh some gathering space for possibly graduations or community events, that kind of thing.
Okay. And what part of the building how how are you going to separate the storage and the assembly hall? Uh, I think right now I mean we've got there well there's already pre-existing walls because it was a former grocery store. So basically the storage area would be behind those walls where they used to put store food and things like that. Okay. Are you going to hold any classes here? Uh, not now. Um, we're potentially looking to put some educational programming in that facility down the road, but at this point it's not in our plans. What other activities will be conducted here?
Uh we'd like to have, you know, potentially like a pickle ball type thing or a little bit of a walking facility for um for students and and for uh for faculty. Uh we'd like to use it as an assembly hall. Uh we'd like to do a community event here in the next couple of of months with with that neighbor neighborhood. Uh just to kind of create relationships and tell about what we're doing and what we'd like to accomplish and what the community needs. Okay. Do you know how many people the hall can accommodate? Uh, I don't know. Tony's on this call. I don't know if Tony knows that or not. We'll we'll come to him afterward. Okay. Yeah. I don't know that off the top of my head now.
Okay. Do you know how many exits that occupants would have access to? One, two, I can think of three off the top of my head, but again, Tony or Kathy on this call would be able to answer that. The next question is about parking and I know you have enough parking so more than enough. Thank goodness. Parking lot. Yes. What type of seating will you provide? Will it be fixed auditorium or multi-purpose with movable seats? It would be movable.
Do you have any idea what your hours of operation would be? Yeah, I think Kathy or Tony are on this call. They'll be able to answer that. I think you know obviously business hours for sure but with some extended opportunities in the evening for you know community gatherings. Okay. Are you doing any interior alterations to the building? Yeah, I mean we've cleaned it up quite a bit already just based on uh on its prior use. Didn't fit our use. Um but yeah, there'll be quite a few more tenant improvements as things as time goes on. Um, I'm here requesting approval to operate a childc care center at 3610 South Broadway. My goal is to provide a safe structure and reliable environment for children, especially for families who work even in night shift and long shifts. Is there currently a daycare at this location? Um previously in the past it had been a um daycare but right now um I have been working at that facility getting things together to um operate there.
Okay. What's the age range of the children you plan to keep? Um 6 weeks to 10 years old. How big is the building? 27 um square foot. 2700 square foot. Okay. How are you going to separate the children by ages? So, um the infants will have their own area. The two-year-olds will have their own area and then I have two additional areas that hold 17 kids each. So, um it'll be like three, five, six, and then it'll have the older um kids on the other side. How many children do you plan to keep?
This um building itself holds 50 kids. Okay. Is that the state set that? Yes, ma'am. Okay. How many employees do you anticipate having? Um I know um a total of eight um for mornings. Okay. So it' be two caregivers per um every eight kids. Two for every eight children. Yes, ma'am. Okay. What are the days and hours of operation you're going to work? Um, we 24 hours, seven days a week.
Okay. Are you going to provide meals? Yes, ma'am. Um, we won't be doing no cooking at the facility, but we will be preheating um pre-cooked food. Okay. Heating up food. Yes, ma'am. Will you provide any transportation? Um, right now I haven't, but in the future that is something that I will look into to um help families that will be will need transportation to get to and from daycare. Okay. I do. Um I do have like a side parking lot and also I um had got it was a bus stop in front of the place of business. I had worked with the city to get that bus stop removed and the no parking sign removed from in front of the business. So I can um have additional parking space for parents to safely drop off their kids um throughout um operation. Okay, good. Will there be an area for the children to play outside?
Yes, ma'am. It's a large um backyard um that um hold almost I will say 50 kids. The backyard is um is super big. The um infant area of course have the like the Tyler area of course have like they separation from the older kids. So it's a large back. Yes, ma'am. Is it fenced in? Yes, ma'am. It's completely fenced in all the way around. Okay. Is the main is the main entrance in the front of the building? Yes. How many exits do you have in there? Um, I have a total of three exits. Okay.
I will actually no four exit cuz in the infant rooms it's a total of three exits. I have one on the side and then I have two front doors that could be exit in entering in and coming out. Sure. Um, I am the proprietor of Fiddlehead Fern Cafe in the Shaw neighborhood and Fern Grove coming to 4476 Shodo at the corner of Shodo and Taylor. Um Fred Lafner, Pat McVey are both here representing City Rice Development, the property owner, and Ed Heiny is the project architect. He's also present. Um, we're requesting the approval of a walk up window on the Taylor Avenue side of the building to support pedestrian traffic and also give extra support to our patio diners. Um, we we think that this will not only help our business, but it'll also contribute to a better parking situation. uh near near that intersection.
Um we've had a number of letters of support from neighbors, including the alderman, Michael Browning. Yes, I got them. Mhm. Okay. Um do you know how many people the restaurant's going to hold? Um, the sidewalk seating is on a portion of the sidewalk that is set back from the street. So, the the building is set back. So, it's a a really wide sidewalk. So, our uh we we've also applied for a liquor license for this property. And um that setback part of the sidewalk is part of our application with the liquor license. You may need to get an encroachment permit from the board of public service. So you'll need to reach out to them and see if you're in the public ride up here or not. Okay. Okay.
How many employees will you have? Uh, I expect to have about 20 employees total. Um, if it's reflective of my current business that's been opened, uh, close to nine years now, about half of those 20 will be full-time and about half will be part-time. Okay. Yeah, it's um it's the reopening of Uncle Bill's um pancake house on South Kings Highway. Um and we're fully functional opened. Um I think this conditional use is for we In the past, the the waiting line basically just went from the inside of the building out the the front door through the parking lot. So, we added um we built an ex like a seating and an outdoor patio. There'll be no food out there. It's just um an area where people can can sit while they're waiting to be called.
So, um and then we also um have gotten a um a full liquor license um you know for breakfast cocktails like on weekends but uh but that's that's it. So I think that that's what this is for. I think it's for the liquor license. Okay, there you go. So we have the business previously did not have a liquor license. Um so like mimosas, bloody marys, that kind of thing.
Okay. So what types of food are you serving? It's just breakfast food um and some um light like light like light like light like light like light like light like light like light like light like light like lunch uh food sandwiches but it's mostly pancakes, waffles, um uh benedicts, uh skillets, you know, that kind of thing. Okay. You know how many people what the occupancy load is? It's 190. Okay. How many employees do you anticipate uh at any given point? you know, 25 give or take. Okay. And you have off street parking. Lots. What are your days and hours of operation?
Uh, currently it's um Monday through Friday 6 to 2 and we'll be we'll be expanding to weekends um as of next week. Um that'll be um 7 to 3 on Saturday and Sunday. Do you anticipate ever expanding those hours? Possibly. Yes. What would be your ideal hours like expanded? If we expand our hours, I think we would go like um on Wednesday through Saturday, we might be open um you know from you know our opening hour would be the same, but we could we might extend till let's say like midnight or 1:00.
Why don't we do that now so you don't have to come back here? You don't have to but we'll just we'll make it one o'clock. We we we would never be a 24-hour place and our liquor license doesn't allow us anyways. I mean, that part of it. So, we would we would probably go till like 1:00 a.m. Okay. So, 6:00 to 1:00 a.m. Yeah. Do you want that seven days a week? Sure. Okay. That keeps you from having to come back for a hearing. Yeah.
