Two area/size variance requests submitted by TB Properties XVII to build a separate 1600 SF accessory structure with an 80 SF breezeway connecting to its existing 1440 SF accessory structure.

The property is located at 5166 Dixie Hwy, Lot No. 113 in the C-3 zoning district. Section 1131.13.A.6 of the zoning code states, "The combined square footage of all accessory structures on a property shall not exceed 35% of the square footage of the footprint of the principal building." Section 1131.13.A.5 of the zoning code states, "A maximum of two accessory structures are permitted per lot..."
