Alright. I'd like to call this meeting of Valdes Planning and Zoning Commission for Wednesday, August 13 to order. Let the record show that everyone is present with the exception of commissioner Mitroka, who is excused, and commissioners Biedis and Wade are on the phone. We move right on to approval of the minutes. Does anybody have any additions or comments on the July 9 meeting?
I went through it and looked good.
Alright.
I think I was at that one, so it really looked
Looked great. How about July 23?
That one was good also.
With no objections, the minutes are approved. Public business from the floor is for anyone in the audience to address us on a nonagended item. Seeing none, we move right on to our public hearing. The first public hearing is for a proposed rezone number 25Dash02For 1800 Richardson Highway, Lot 2, ASLS 78139, Plat 98 Dash 2 to general commercial. We're we're on a hearing right now first. So We only have one audience member who is the applicant. If you'd like to say something now, you may, or stand by if somebody did show up.
Yeah.
It's up to you. Alright. Then we will we'll close the public hearing and move on to the action item, which is the approval of rezone 25 dash zero two, a recommendation to the city council to authorize the rezone of Lot 2 ASLS 78 Dash 139 Plat 98 Dash 21800 Richardson Highway to general commercial. Now I'll entertain a motion.
I only say it once.
You only say it once?
I only like that. I'll
Moved by commissioner Goodreau. Second. And second is by commissioner Bolton. Any comments on this?
I do have a question. Uh-oh. I noticed it said re construction and building materials for storage and a retail building. I'm just wondering if there's a like, what what retail. What does that mean? Is that a question I could ask?
You may. If you if you wanna address us on that, you can. You don't have to if it's, you know, it's not if you're not ready to go public with it.
You gotta press the button so the red light goes on, and then you're
Okay. State your name. Brad Barnett. I can't really go into it in real detail, but possible retail is, I think the word's kinda gotten out around town at this point, but, Bill Harris is, you know, in the process of selling Harris sand and gravel, and there's different things happening out there. And me and him are working on the a store, doing something with that. So it's it's not in ink, but that's yeah. That's the potential goal there.
A hardware store? Yep. Yeah. Okay.
Thank you.
Thank you. Yep. Any other questions or comments?
And then just to be clear for the record, so this is just a rezone action. So the allowable uses within the general commercial district would all be allowed in the future. So if that plan doesn't take shape, there's variety of retail uses that are allowed in that district.
Alright. Yeah. The only comment that I have is, Brad, thank you. If we lose that Ace Hardware store out there, it's gonna bust us. Hope it goes.
I I
just wanted to point out for the record that the the elevations on that top of map was on page 28. I believe the previous owner has raised that property considerably, and it really doesn't play into our action tonight, but I just wanted to correct that for the record.
That is correct.
There was quite a bit of dirt hauled in there in the past.
It was, there's a, like, probably four feet. I just probably did another four feet to it.
It may make a difference as far as getting insurance and all that, so I didn't want the record to be stating a falsity. Other than that, I'm I'm in favor of it. I think this is a a good use of land. Any comments online?
No. I have none. For the streets? Alright.
Let's go ahead and vote.
All those in favor, please say aye.
Aye. Aye. Aye.
Aye. Those opposed, please say nay. With that, we have six yeas, one absent. Commissioner Mitroca, motion carries.
Thank you.
Thanks, miss. Alright.
Thanks, Roshana. Thanks, Brad.
Thanks, Brad.
Now we move on to reports. We have the community director's verbal report.
Well, I guess my only report for you tonight is that I had the clerk's office add a standing agenda item for a director's report to the agenda so that it shows up every time. But I don't really have anything to report on tonight, so I guess I I sort of jinxed myself with that one. But, yeah, things are moving along in summer in the department, and we do expect to have an agenda for the next commission meeting, but nothing else notable to report. Alright. Thank you.
Alright. We'll start commission business from the floor down at the end. Commissioner Malton? Nothing here. Thank you. Commissioner Rattytich?
I have nothing to report. Thanks.
We should get her out.
I don't know if you've noticed or not, but that trailer, that old Braveheart or Winnebago that was on 135 Hanagita has moved. It's gone. And there's a pile of junk there. I'm wondering if there's any way that we don't allow another motor home to move in there and stay for they were there for almost two and a half years with a fire wood fire stove. So it's gone. Thank god.
Is that something you can pass on to the building enforcement or code enforcement, or is that Referring back to them.
Yeah. It sounds like if there's, you know, anything still remaining on the lot, that would be a code enforcement issue, I can let the code enforcement officer know.
But can we stop another mobile mobile home to drive up there and park like this one did?
Yeah. I mean, if there's a future issue, we can look at enforcement options for that. But Because
it isn't our code
to speak to a,
you know Okay. Potential scenario. But, yes, there there would be code enforcement options in that scenario. Okay.
Thank you. Alright. Commissioner Vitis?
I just wanna say, the semester starts August 25. At this time, I do not have class on Wednesday, so, I'll be able to attend in person for the fall semester. Attend meetings, PNC meetings.
Alright. Look forward to seeing you. Commissioner Wade.
I have nothing. Thank you.
And I have nothing except to thank you all for being here. Right. Have a good night. I didn't see you.
