We'll now proceed with some general Information overview of the property legal description lot two block two baba unit one subdivision property address is 10301 court property owner Dal Ba representative George lot size is 2.625 acres uh there's no zoning since it is in the city of course 2 miles ETJ and line. We have the next item on the agenda, item number eight, which is an amendment request for Manos farms industrial subdivision. We'll continue uh with some general information on this item. This property property address is 11051 Nory owner and Manos Farms LT. Representative is Green Law Partners. Lot size 99.23 23 acres and the zoning is an ICMUD industrial commercial mixeduse development. The summary for this request and approval request for approval and amendment to the development plan for Manos the Armanos farms industrial subdivision. the amendment and will change the previously approved peanut trees buffer with the new landscape plan in staff recommends approval of the amendment of the development plan. Now, this is on a request letter submitted by our director um our city planner, I'm sorry, development director, Miss Kimo, to mayor and city council requesting this amendment for summary and statement of the issue presented on this letter. Uh this request for approval to amendment to the previously approved development plan for the Armanos industrial subdivision. The amendment proposes replacing the existing pig entry buffer along nor loop drive with the new landscape plan. This change is necessary to accommodate the relocation of a 12 uh inch water line required by the lower valley and text to relocate the waterline conflicts with the existing pig and trees and

Now this is the development plan that was presented originally and uh by the applicant it was approved now followed by the landscape plan um with the amended area circle in a cloud the little cloud I don't know if you to indicate a revision to development plan showing the removal of the peak and relocated along the nor the little cloud. That's the the area that is going to be uh changed removed. Then we had a continuation for then this landscape plan follow by the irrigation plant and it is showing just the the water lines the type of material they change from AC to PVC the lines and this includes the plumbing uh plant as well

Yeah. I just wanted to tell you that it's not it was not our intention to change the landscape plan whatsoever. uh from the development permit. As you know, very very late in our um in our engineering process and in getting our text approval, Lower Valley Water required us to relocate their waterline. And in doing so and working with them, it it impacted those peon trees and to the point where we can't excavate and install their water line without damaging andor needing to remove those peon trees. So um as was stated earlier uh in the presentation, we are we have made an effort to properly replace the landscape trees with uh working with our landscape designer so that we can maintain that buffer and that street um that that that same um aesthetic from the street with the land with landscape trees that that you desired. So, our intention um I think is aligned with you and uh we're making our best effort here to to handle the lower valley water district's requirement for a new waterline relocation while still being sensitive to the city of Sakoro's landscape plan, landscape um you know, aesthetic and other important reasons for us to maintain those trees along along North Loop.
