And uh if you want all allow her to speak once we take on this first case, she would like to explain what she's seeking a variance for. Roll call.

and are there any corrections or additions to the minutes for the February 2026 meeting? When I went over they everything was to my right direction. Are they in our binder?

9:56 – 10:260

Uh I put it on somebody. Is there a motion in the second for our minutes? Motion to approve. Second. All right. We have a motion and a second to approve. Uh all in favor say I. I. I. All

10:24 – 12:210

oppose. All right. Our minutes have been approved. February 2024 24th, 2026 minutes have been approved. I'd like to take a moment to introduce the board of zoning adjustment members and give a brief description of what we do and how this meeting will be conducted. The board consists of five regular members and two super numeries. The uh members are appointed by city council and represent as equally as possible our council districts or other areas of the city as determined by council. My name is Tom Hulk. Other members are Dr. S Martin Dur Mark Moody F Gonzalez and our super neighbors are Erica Huber and John Bagot. Members of the public seeking to get an item considered by the board of zoning adjustments must send an application to the planning department no less than 21 days prior to the meeting. The first part of today's meeting is new business. Each item will be read separately and voted on after comments and discussion. If you wish to comment on an item, we ask that you come forward to the microphone, state your name and whether you're a citizen of Decator, and then make your comments. We ask that you keep your comments to three minutes or less and sign the signing sheet afterwards. Please come forward when your case is called state your name and what you would like this board to do for you today. Please read the first case. Okay, the first case we have is special exception case 260331-01. The petitioner is Miss Chenica Harris. Property owner Miss is Karen Riley. The subject address is 106 Ashc Court Northeast. The request is for a special exception to operate a home daycare facility. The current zoning is RS7. To the north of this property, the

12:19 – 13:060

zoning is also RS7 as well as to the south, east, and west. The applicant is requesting approval of a special exception to operate a home daycare facility. In residential areas, the following standards apply. The facility shall not be located closer than 500 ft from another daycare facility on the same side of the street or closer than 300 from another home daycare facility on the opposite side of the street. measured from closest property boundary to closest property boundary. Um, the hours of operation shall be limited to and shall end by 700 p.m. The city daycare city of Decada planning department recommends approval of this special exception to operate a home daycare facility.

13:08 – 13:490

Would you like to speak, Miss A? Hi, my name's Chenica. Um, I'm just wanting to open a home daycare, no more than six, maybe if I don't know if I will be able to do after school care or not from like 2 to 7 and then I would be able to have more kids. But, um, right now I'm just getting started wanting to open a home daycare for so what we vote on and approve today I guess would be what you could do forward. So, I'd like to have a discussion of what you would like to do, you know, when you're at full capacity.

13:48 – 14:270

Okay. Well, it it will be no more no more than six. Like it says, close no later than seven. So, that would be mainly what it would be. Does that fit everything? That's fine. That's fine with me. I think Yeah, I I was going to recommend just in case so you wouldn't have to come back, right? after school the uh group daycare facility from 2 to 7. That's what I was asking. Yeah, sure. Okay. If you guys would approve it. Yeah. You get something to go into if you don't. Right. So I won't have to come back. So yeah.

14:33 – 15:120

All right. Um well I guess your application is force and clarify that for us Chad. That would be uh a home daycare. A home daycare facility doesn't have a start time, but it would have to end at 7:00 p.m. And a group daycare facility would start from 2:00 p.m. and end at 7:00 p.m. And it allows more than six. It allow up to 12 children. So from from whatever time she starts till 2:00 p.m., she can have six. After then, she can add six more and then they will have to close at 7:00 p.m. Right. Is that good? Yes. Exactly.

15:12 – 15:550

Are there any questions from the board? Any any questions or comments from the planning department? Any questions or comments from the public? All right. This is case before the board for our consideration. Is there a motion? Motion to approve. Second. All right. We've got a motion to approve and a second. All in favor say I. I. Do we call the roll? Sorry. Mayors yes. Yes. Yes. Yes. All right. Case has been approved. Thank you.

15:54 – 16:320

Have a good day. Thanks. At the moment, we don't have any more cases. As I mentioned to you, we'll be scheduling a special meeting to address the cases that we were supposed to hear today. However, we do have one of the applicants here and I would like for her to come say a few words about what she's requesting the variance for. Sure. And this is the case, give you some detail discussion about this. If she wants to present it, that's fine. It's not formally on the agenda. Okay.

16:29 – 16:410

Yes. And this is a variance uh case 260331- 02. This is a signed variance. I'll let it give you some detail.

16:41 – 17:290

Hi, I hope y'all are doing well today. Um so this is regarding the new um Decar Recreation Center um sign. The only variance we have is the sign variance for the square footage um and for that to be 2574 ft. Um, like he mentioned, we didn't quite know about the variance discussion up front, but um, yeah, we would just like to have the variance approved, so then we can move forward with the sign. I know we're not having a quite a extensive discussion, but uh, the square footage um, and then potentially the color as well. Um, I know we're going with a white color, but white can be a couple different things. So, we have a powder coat color in mind, which we will, of course, send swatches for.

17:28 – 18:000

Thank you. Thank you. Is there any other business to discuss? Is there a motion to adjurnn? Motion to all. All in favor? Yes. Go ahead. Put it down here.
