So this is a meeting of the local planning agency. And it's to discuss and or act on an ordinance of the city commission of the city of Sunny Isles Beach amending chapter 265, article 2, section 265-5 of the code of ordinances of the City of Sunny Isles Beach titled Definitions to revise the definitions of the term height and incorporating terms consistent with the Federal Emergency Management Agency's National Flood Insurance Program.

Okay, good evening mayor vice mayor and commissioners members of the land planning agency This item is an ordinance to change the method of measuring building height that's in the zoning code Currently height is measured by beginning at the crown of road and the proposed ordinance will change the measurement to begin at the minimum required for design flood elevation The purpose of this ordinance is twofold First new structures will be flood proofed without losing allowable height and the second is consistency This ordinance will provide consistency throughout the city for how to measure height and it will provide consistency with any future changes to federal or state flood elevation requirements For instance, if the flood map changes to require a new base flood elevation or additional freeboard is required in the future, the city's height measurement will already accommodate this and it will not need to be amended again. Since the first reading of the ordinance before the city commission last month, the city produced an article explaining the ordinance purpose and how building height is measured. This was posted on our website and it was included in the weekly What's Happening in Sunny Isles Beach email blasts. Also, since first reading, there have been a few additions to the ordinance. The first is a diagram that depicts how to measure building height, and the others are additional definitions to further support and clarify the measurement. These definitions are for the terms low slope roof and for the term mean roof height. That concludes my presentation. I'm available if you have any questions. Thank you.
