All right. Good morning, everyone. We will I'll call the uh Tuesday, January 13, 2026 planning commission to order. Um first order of business is is the roll call. Mayor Brewbaker here. Director Pannowski here. Derek Tedro here. Miss Rivera here. Mr. Battle, Mr. Aiden, and Mr. Hubard are unable to be here. At this time, I'll entertain a motion to approve the minutes as distributed for December 9, 2025. Moved by Mr. Tedro. Second.

We do have one public hearing this morning. It's public hearing 2025-1000156 South Abbey Road Plaza LLC 631 South Abbey Road Yria requesting a variance from sections 1156.7 and 1175.06E 06E of the Aly codified ordinances for the approval of a 5-ft setback and parking space aotment approval of 25 existing spaces for addresses 629 631 635 641 and 645 South Abbey Road. Uh Mr. Shing, Mr. Chair, through you. Uh this is related to the previous application that was submitted last month for the lot consolidation and lot split. Uh these are the applicable variances that planning commission is within their rights to uh grant. Uh these variances are for two uh deviations from the zoning code. One being a deviation of the sideyard setback of 10 ft due to the property abudding a residential zone. uh the existing building is 5 ft from the property line. The second is a deviation from the requirements for parking. Per the code, 48 parking spaces is required. Uh 25 parking spaces are existing on this property at this time. This building of course is approved under uh previous zoning codes. No concerns from staff. Recommendation of approval. Um that is all. Thank you.

Bob Yos 260 South Logan. Um, you guys all know where this building is. It's Marco's number one kitchens. It's been there since 1988. Um the I was here last night and we've got a approval on the uh consolidation and the splits so that the lots now all face Abby Road rather than facing south and north. Um so that if any point in time we decide to sell one or the other of those buildings, we can do that and it makes sense. Um, we have had some discussion with Chris um and my son-in-law Joe in regards to a crossover easement for parking which will prepare after the uh after the lots are split and that'll stay in in place in perpetuity.
