Planning Commission - Regular Meeting

planning commission. We will start with the approval of minutes from our August 5th meeting. Uh has everybody got a chance to look at them over? Anybody see anything that needs to be changed? Last page said okay. So on the the very last page, it was a six to one vote. So it's not uh unanimous. Okay. Thank you. So does anybody want to make a motion that they be uh what is it? Uh presented as amended.

I. Any opposed? All right, we have one agenda to the agenda. We want to welcome our newest member, Lamar Norris. Thank you for being a part of this and being able to use uh the civics that uh Mr. Seagars taught us back all those years ago. So, u the next uh agenda item is elections of officers. Uh currently it is myself as chair, uh Ron as vice chair, and Chelandrea Gear as uh secretary. Um does anybody want to make any changes or is there a motion? Um they be somebody wants to make a motion.

So, we will move along with new business of RZ 256. I'm sorry. RZ 2414 is what's listed on the staff report. Is that correct? My apologies. That's a scribers error. So, it is 25. It's 256.

Okay. All right. RZ of 25-6. Thank you, Mr. Chairman. Okay. The applicant wishes to reszone um the 6 acre property to R20 single family residential. The existing use, so it's the use is a single family house. Um the existing LI zoning does not allow any um residential use as a primary use. Reszoning the property to R20 is considered a downzoning which will um allow less intensive land use. So looking at the map that you have in front of you, all the purple area is um LI. Um, the property is outlined in black here as you can see. Um, and this color, the slight tan color over here is the R20 district. So, the applicant is is making this request because they're attempting to sell the property and in the zoning, the LI zoning, it's difficult difficult to obtain a mortgage um for this property for the house because the house would not be allowed to be rebuilt under the current zoning because it's a use a single family use is not allowed in that zone. So that's why you have this request in front of you today. Um staff is recommending approval um to R20 again because that's the closest single family residential u zoning to this lot and it essentially this this request will will ground truth so to speak the zoning map. Are there any request any questions of

staff? Um, first, did you receive any phone calls about this? No sir, we have not. Okay. Um, another question is how how did this become light industrial with a single family home being on it? I mean, um, I can't definitively answer that. I know that some of the uh the uses um back in this this area are appropriate for LI and so maybe when this resoning happened it just kind of got sucked in. Um again I I can't definitively answer that. Okay. Uh is there any more questions for staff?

Um does anybody need to speak to the applicant or anything? I think we're kind of good there probably because it's self. Um, is there anybody here that wants to speak in opposition to the zoning change? All right. Um, hearing none. Uh, would someone like to make a motion on RZ 256? All right. Motion to approve.
