Good good evening. Susette Cameron Planning Community Development. The subject property is located on the south side of Fern Park Drive east of Taylor Road behind the allboard storage uh development in 2025 of December. The subject property was reszoned to the city's agricultural zoning district. And at that time it was indicated that the applicants property owners were going to be looking at a special exception to operate a retail and garden uh nursery facility within the agricultural zoning. This is what is before you this evening. The proposed retail wholesale nursery would be located on the west half of the 9.37 acre property. The proposed owners are planning to demolish the dilapidated home that is there today and rebuild a home to live on the east side of the property and to run the hotel wholesale and retail nursery business. The applicants currently operate a retail wholesale business Prices Mulch and dirt or excuse me Prices Dirt and Mulch at 1710 right across the street on Fern Park Drive. And they plan to relocate their business and also to have their home. The proposed retail and wholesale nursery would include a fenced in outdoor area for the planting and for the plants and the mulch material with a 400 square foot office building or office. Yeah, office building. Access to the proposed retail wholesale nursery will be through the planned shared access drive through the allboard storage development to the west and it'll go out to a signalized intersection out to Taylor Road. Based on the findings in the sta in the staff report, the proposed use meets the special exception criteria in the land development code and staff recommends
approval for this request for a special exception and is here to answer any questions that you may have. Our property owners are here. Sorry. Thank you very much.
