All right. Next item is old business. We have no new no business. We have a recommendation on the willows. We have to kind of clean up a recommendation. So, so again, we're here for the zonal map amendment z401. Uh due to multiple meetings and discussions by the fan zoning commission throughout the review of the zoning app amendment uh staff thought it was prudent for the commission to state its recommendation to the mayor county council to include all past decisions just ties it up a little bit cleaner as we're trying to do the report and recommendation to the mayor council. So with that, as you may recall, in August, and you can hear by the date, on August 29th, 2024, the commissioner held a work session for CMA 2401 in discussing architectural elevations of which there were three options of three layouts provided by the applicant for the proposed 202 residential development. The commission chose to move forward with option three, conceptual site plan layout, which is before you here. This is the rendering. As you recall, this the ability to push back. have to have that nice big open space um in between. And then on February 17th, 2026, the commission review two options provided by the applicant that reflected the previous planning commission's direction regarding architecture. The commission was split and acceleration should be the background council and ultimately voted to board both options. However, when forwarding option A, the commission requested that option A be amended to include a bump out feature that wraps around the middle of the building at the corners for front elevations to provide more variation in the design. So, the applicant has provided that. You can look in your packets, you can see as a corner, they did provide a bump out and again this can be worked on as we
provide that attempt to provide that element. um whether it's the white or they want to we want to carry the the uh elevation of the material that's something we could see to work more with them and as we go to Maritime council. So um we're showing you what they provided us almost immediately after meeting the few days after but that what we're asking for today is what you stated again additional changes because it wasn't what was presented to you at that meeting. So this doesn't have to be the thing you're pushing forward. We just wanted to show you what they started trying at least working towards what you wanted. Okay. The one thing I can say if you think about the boxy look where we started with this where we are now is the difference between light and 10 and this is far far far better than than that.

And the the front elevations with the changes in the elevation and also the back to I thought the rear was like one to me one of the most fancy parts because it was just just was not very attractive and that's what people would see. So with that, um, staff recommends that the planning and zoning commission, uh, review zoning zoning map amendment ZMA 2401 application for zonal classification in the PD9 zone. provide a finding as to whether DMA2401 is or is not in accordance with zoning ordinance article 14 and article 23 section 164-18 and board recommendation the mayor common council any favorable recommendation should include plan development um the development plan option three and architectural elevations option A as amended or further amended and option as approved by the commission and that completes our report.
