Public hearing. Public hearing on the final assessment of Superstition Vistas Community Facility District Number 1, Assessment Area Number 8. Zach.

Chairman, board, good evening. Zach Sakas, special counsel to the district. With the board's permission, I'll go through the three agenda items at one time if that's okay. Okay. So when we last chatted on July 21st, well, I guess I heard that was the best meeting ever because I didn't present at that one. So you're stuck with me again tonight. It was a lot faster.

I'm already making it go longer. It's nice to see you all again. At the July 21st meeting, that was considering the feasibility report. Again, this is 139 lots, $5,000 per lot, so $695,000. The project has been complete in the time since that meeting. The assessment documentation has been completed and recorded. So any interested purchaser of one of these lots, when a title report is pulled on their individual lot, it will disclose that the CFD has an assessment on that lot. The public hearing component, again, all the lots are owned solely by D.R. Horton at this point, is to, if there was any sort of objection to the project being complete or to the nature of putting the assessment on any individual lot, again, the district engineer has confirmed that the project's complete and that each lot will benefit from the project. And I suspect that D.R. Horton will not object to moving things along since they requested the assessment of the lots. Item 3 on your agenda, or D3, is the confirming everything that we just chatted about, that the assessments are complete, the assessment process is complete, and then it provides permission to go forth and begin collecting the assessment installment payments, which are in turn pledged to repayment of the bonds, which is item D4. That resolution authorizes the issuance and sale of assessment area number eight, special assessment bonds. It includes the not to exceed amount of $695,000, which again tracks with the $5,000 per lot times 139 lots, provides the usual mechanics for if an investor wants to trade in their bond or if they're prepaid early, and likewise provides the typical provisions where if a homeowner in the future wants to prepay their assessment, they can choose to do so. And as always, friendly reminder, you can prepay the assessments. The property taxes that are separately levied by the CFD unrelated to this transaction, you're unable to prepay those as a property owner out there. But these assessments, if somebody wants to, maybe they're refinancing their mortgage and they roll it into the refi, they can prepay the assessment at that time if they so choose. Happy to answer any questions about the three items.
