Okay. Uh, tonight we have uh one case. It is a case number 25-11-09 ZC. It's a request to reszone lots five and six and uh s the portions of the revoked alley adjacent said lots square 2006 new coington. Lot six is located at the corner of West 21st Avenue and South Harrison. And lot five is to the rear of lot six on the corner of South Harrison and undeveloped West 20th Avenue from neighborhood commercial CN to regional commercial CR. The subject property has a municipal address of 601 West 21st Avenue in Covington and the petitioner is Nicholas Fitz Simmons as well as the owner. Um, Miss A, you have anything to state on behalf of the city or the department or anyone?

Well, so zoning changes. This property is already zoned CN and um the petitioner will explain why he's interested in a zoning change occurring. My concern is that CR is a is more intense for the area and it would be next to single family res.

Hello, my name is Nicholas T. Fitz Simmons and I'm just here trying to uh maybe get a chance to put the radio towel back for some type of commercial or religious kind of FM radio station. Um, and uh, maybe use car a lot, but that's besides I'm not sure if I even want to fool with that. Um, but been a lifelong resident, so I've been on that property all my life, so know the area pretty good. bought across the street, a couple of lots there. So, it's um not too much of any residential residential is that is across the street on 20 caddy corner. That's well, am I not mistaken, uh Mr. about the radio tower that you couldn't have one if you wanted to at this present time. So the height of the tower is talked about the height of the tower and I don't have the radio tower with me but it has to meet where if the tower fall

Well, I I I think one of the issues that I I have as a commissioner, I won't speak for the others, is going from a a less intensive to a much more potential intensive sort of use of the property is is not something that we would even look at when we were looking at our master plan and the and the future plan, etc. So, it's something that's kind of uh starts off in the wrong direction in my view, in my opinion.
