This is the Blunt County Planning Commission. I'm Daryl Tipton, chairman. Before we get started, we have a emergency exit announcement to make. Okay, thank you. I will call the meeting to order. U Secretary, do we have a quorum?

We have a quorum. We do have a quorum. Okay, first thing on the agenda, the approval of the minutes from October 23rd. Do I have a motion? Make a motion. I have a motion for Commissioner Giles. The men are approved. Okay. We do have a public hearing tonight on the reszoning matter. Uh Mr. Buckner, can you help us with that?

Yes, sir. [clears throat] This is a a request to reszone 4.6 acres of a 7.2 acre tract. It's tax map 100 and parcel 009 and 00901. Those two [snorts] parcels have since been combined and that plaid is attached. Um this is the resoning request is to go from R1 to RAC which limits the first 500 ft back from the rideway and that's shown on the um the illustration that's attached. [snorts] And the last page is the zoning map and you can see that majority of the properties surrounding this one have also been reszoned to that rural arterial commercial district. So it' be consistent with what what's been done in the past.

Yes, sir. Th this [clears throat] first one is an addition a 405 foot addition to Eagle Rock Camp at 7143 Flats Road. It's a very small addition. Um it's additional assembly space, storage, and kitchen space. And you can see that on the the site plan. Um the reason it is in front of the commission is because it's an existing non-conforming use. So it predates the zoning ordinance. So it's not the addition is not something that we can prove approve administratively. Requires site plan approval by the planning commission. Okay. We'll [clears throat] accept a motion to approve with conditions. And we do have a motion by commissioner Hannah and a second by Commissioner Hodgej. Is there any discussion?

This next item is a a site plan for Matthew Cross. It's for his automotive repair facility at 445 Datson Memorial Drive. The property is zoned commercial and it's currently undeveloped. It's 3/4 of an acre. Um the development [snorts] is just for a 4,000 ft building. There's attached building elevations, so you can see what that looks like. Um, the planning commission has to approve the the site plan before we can issue the the building septic and the driveway permits. They did submit a lighting plan and it it was compliant with our um zoning regulations as well. I can take any questions if you have them.

Yes, sir. Uh, we've got the replat of lot 17R TP village, top of the world. Um, we have a variance request to minimum lot size. If you want to look at the plat, I just try to explain it real quick. Um, these three lots exist. They're just simply taking the lot lines out. Uh, the reason the roads look funny is because they're private roads. So, don't we don't require dedication. The reason this comes to the planning commission is because staff cannot approve a lot with a variance. Um the lot size here is 14,984 square ft combined. Um and the regulations require 32,670 ft. So that's what the variance would be for. Uh the outstanding items to be completed are the consideration of the variance request by the planning commission to minimum lot size [clears throat] and number two modified certification as needed by the environmental health department signature plat with all required certifications platting fee and the environmental health department review fee and the variance request fee and I'll answer any questions if you have them.
