One of the major points, visible on the first page of this plan, is that we have extended the route at our expense through our project to create a cul-de-sac serving the western part of Village Green Phase 2, including the inclusive playground and 62 parking spaces for the benefit of the city. You will also notice a blue area at the southern end of the property. If you have the landscape plan under your eyes, this is the blue area here. We have added a fountain to the city's demand. This is therefore a wetland area. Unlike the previous plan, which was located at the end of our property and provided for a dry retention with a path, this is a multifunctional wetland area. One of the important points on which Mr. Lee will be able to make comments following our presentation or as part of the capital investment plan later. We work with staff, including RIC, to absorb and coordinate the retention of rainwater at the regional level, which covers practically the entire south of Créview Drive, including the town hall. As you know, you have a rainwater problem at the back of the building. We have therefore worked with the staff to manage the rainwater retention collectively between the city and latitude N38, in order to help solve your problem and create a more harmonious, less overcrowded and more aesthetic plan. As you know, according to the municipal councils, the village of Brightleaf has made the object of many criticisms concerning the open retention and its maintenance. Although according to the code, it was considered unethical. In collaboration with Joe and your engineers, we have developed an underground retention plan, currently in the process of completion, which, we hope, will benefit from everything throughout the process. We hope that you will see in these elevations, which have been considerably modified, how much we have worked with the staff to reduce the number of units from 55 to 46. We had 44 in our recourse. But we have reintegrated two units. On the one hand because we had the space, and on the other hand to absorb the cost of out-of-site improvements to which we are invited to contribute. We have consulted the county register and projected the future tax impact at $240,000 per year, of which $5.5 million is intended for the city park. 600 will go to the roads and bridges of Wildwood. That being said, regarding the examination phase, September is mainly devoted to internal work with staff and consultation with the mayor to discuss the investment budget, which we will talk a little about tonight, as well as our operating fund for roads and bridges and some special revenue funds. Then, in October, we plan the examination by the committee. The current plan is therefore to transmit the preliminary budget documents to the entire municipal council. In this case, we proceeded to the elaboration of the two matrices using the grouped methodology and the 18 for 1 methodology. In reality, after doing both, we found that there was not much difference. There have been some changes in the rankings from one to the other, but once the levels are divided, a project ranked in the upper third did not necessarily end up at the bottom of the list. This shows that we have a relatively stable way of evaluating each of these projects. I just wanted to highlight it. It includes this evening both the grouping and the independent criteria. That said, to come back to that and make a quick summary, we have established, on the basis of the scores, level 1, 2 and 3 projects. In the table itself, you will see them coded in green, yellow and red. By examining the projects in green, I will read them to you quickly. We have the projects of the 386 and 387 bridges of Wild Horse Creek, which are funded by the federal government. This is an important part of their high score, just like the fact that it is a need for public safety. There is also the development of trails, or rather the resurfacing and repair of the current trails. That said, when examining these points, there really were a few remarks to make. When we look at it, it really brings us back to the Main Street issue. Regarding the extension of Main Street, the project is currently estimated at around $ 3.6 million just for the road. This does not include public lighting, nor the spread of light bulbs or electric lines. That said, when we planned the extension of Main Street, we had divided it over 2027 and 2028 because we did not necessarily know when the construction would start. We have therefore divided it. Currently, we have registered 1.8 million in the budget of 2027 and 1.8 million in the budget of 2028. That said, if we had an agreement with the file concluded in 2027 for the total amount, we could technically account for the totality of the amount this year. This would represent $ 1.3 million more than the expected revenues, taking into account the also scheduled subsidies.
