Good evening chair and members of the commission. Thank you for being here this evening. So item number two is a business item for an extension of time. That's 26Dash02 for tentative track map thirty eight thousand nine hundred commonly known as the project for the Enclaves. Okay, so starting with the project location, this project is located West Of 4th Street, East Of 5th Street, South Of West Avenue L, and North Of Myrtlewood Drive.
Many of you may recall this project. This map was originally approved by the Planning Commission on 07/22/2024, and includes approximately 8.1 acres proposed for subdivision into townhome development project with condominium ownership, and it would be developed into 120 residential units. The approval is currently set to expire July 2026. Prior to that expiration date, the applicant did submit a timely request for a one year extension consistent with Kalamazoo Municipal Code. The extension is requested due to increased construction costs and ongoing efforts to secure a qualified developer for the site.
Additional time is also needed to finalize design plans and continue coordination with prospective contractors. Staff has reviewed the request and determined that there have been no changes to the general plan, municipal code, or physical conditions of the site since its original approval. With that, staff is making the recommendation that the Planning Commission adopt PC Resolution twenty twenty six-six, approving a twelve month extension through 07/22/2027 for Tentive Track Map 3900.
