No worries. So it's basically an approval for individual lettering mounted against the wall. There's not really much difference from it. We're basically, under the code, having a lower square footage allowance. And we're just here because of the process that we have to go through the Wynwood art board meeting. But it's a type of signage that we do all the time through all Wynwood. No boxes, as we know that you guys don't like any type of boxes or anything. graph here, how it's going to be at night and day.
Do we have any comments? My only comment is that I'm always nervous about fiddling around with somebody's logo or their font. But the background to me in this particular application, the wall graphic or the wall mural is what's going to be critical.
Yeah, I don't know what the landlord itself is planning to do. This is what is existing. That's why the picture that we have. But this is from the old establishment that was there. It used to be a gold bistro or something. So I think it's going to be a plain coloring to it. So the actual logo will stand out. But there's not going to be any type of drawings like this.
Yeah, I'm not sure plain is actually what I was shooting for.
I'm not sure the graphic that is going to go on it because we're just a sign company. So we're doing it to an existing facade. Okay. But that's, I think, I don't know if they pull a permit for doing a painting through the facade separately.
Well, if I'm not mistaken, the ownership, again, it's not yourself, but the ownership will be required to submit what they're going to put on the wall.
If they're making significant renovations to the facet, yeah. If not, then even if it's only paint, they don't have to come to WDRC. They still have to submit a building permit for any modifications, but if it's just paint, they wouldn't have to come through here.

So I wanted to begin by presenting the package that you guys have previously seen by the general contractor. Because there were a lot of questions for me last time on the tile and the paint, which is not part of my package. But I wanted to make sure that you guys had seen where it has been here and approved with conditions. It's also been approved with conditions by Urban Design. It's also been approved by Planning and Zoning. is supposed to be the highlight of the building because that is the Wynwood portion. They have not decided on a specific paint style yet or an artist. That will be presented to you guys at a later time. I also have a sample of the tile, which if you look in the back, you can see a closeup of how it is on the building. This is the only color I could get with the texture. The tile's black.
And is it a gloss tile like that? It's more of a map.
And now that I'm able to show you what was presented to you by the general contractor with the color renderings, I also have a package of what we submitted for the signs, if you would like those, which shows the material, structure, et cetera. Okay, so the second package that I gave you is our actual submittal for the signage. There is huge contrast with the black tile, the white letters. They are flush-mounted acrylic illuminated. And the reason for this, the tile is good with the architecture of the building, and the black and white is a nice contrast, but they don't want the focus to be on the sign. They do want people to know where they are, but they want, ultimately, when they decide on the artwork and they bring that to you guys and present that, that's supposed to be the focus of the exterior. And we also have, how do you want me to do this? Because we have multiple, the first one is the white channel letters. That, on the map, there's a couple of them. You can see it.
Would it be helpful if we share on the screen?
That would be great. So if you look at the first page, you'll see all the numbers of all the different signs. The channel letters are 001 and 002. So there's one on the south and then there's one on the west.
001 is the main entry, correct? Oh, one is the main entry of the... The larger side.
Yes, the channel letters. And that was also part of the reasoning for bringing in the general contractor or the architect's rendering as well, because you can see it in color.
It's just helpful also to have the context of what the background material is.
Definitely. right and that's their intention with the artwork that they're going to be presenting in the future which I'm not aware of what the approved with conditions are from you guys um but I would assume that that's probably what the approval with conditions is

Okay, good morning. My name is Agustin Arias. I'm from module X. So this sign is for a project called Throw Social. So the project is located, let me show you here. So it's located where the Oasis was before, so we're keeping the same sign style, so we're keeping the neon flex, the pink neon flex. the sign but we're including since this sign has two main parts so one with the word throw and then the social part of the sign so we're including two different methods so the first one will be the noun flex to keep that same style we already have with the old sign and we're including a push through letters for the social part of the sign so that You can see that here, so we're keeping the same size, same location, so you can see here the old and the new sign overlaid, and you can see basically how we kept the same details or specifications of the old sign. There's a night render, day render.
What's the background material behind the words throw and social?
That's a steel portal, but it's covered in banners.
So that black background, is that vinyl or is that sheet metal?
No, it's like a banner, like a fabric banner. But the structure is steel. It's an existing steel portal that's there. We're not changing any of the details of the actual portal.

Yes, it is actually number two in your packet.
It's a set of channel letters. It actually has like a, it's a silhouette. The background is a silhouette. And then the channel letters are actually on top of that silhouette. It's a flat surface, the black part. And then the channel letters on top with the capsule. This actually is a plex face channel letter. This is more like an open face channel letter.
I do have a sample.
The channel letter, but this is actually inserted inside the open face. So this looks like the actual, like it looks like an open neon type of face. It's all gonna be enclosed. There's nothing gonna be shown. Every cable and everything is inside and housed inside the actual channel letter and the capsule. It's gonna be installed right here because there's not much area where you can install the actual sign. because they have a canopy on the top. And then the only way to install it, it's down here where they have the only place they have to actually install that sign.
What is the material that's behind that? Is that glass? Yes, it is.
And will that glass be blacked out? No, because there's metal framing around the windows. But we're suggesting to actually install it on the surface here where it's actually concrete. It's more like a concrete with tile, what they have. And that's what we're proposing. If you see on the second page, we're doing some kind of like arms to be able to install it on the actual wall because there's no way of grabbing it because everything is windowed there.
Mm-hmm.
There's nowhere else to. And you... It's not... Oh, yeah.
Kind of, yes.
The actual windows on the top, yes. Yeah. No, everything is going to be the big, the big beer. And then this has like an angle right here where it's going to be. It's going to have the channel that's proposed here. It's going to be installed on the, it actually has a little wire way on the back where all the cables are going to be in house. Yes. Yes. Which one, this one? It's the whole entire silhouette, the actual channel letter. I mean, if there's a suggestion that you want us to change it, we could. I know.
Can I see the other sheet, your detail sheet?
No, not at all. I mean, it could be probably done in a rowdy phase, push through kind of look. That's the only thing I can think of. It's just that it has so many little details that it's really hard. And usually because they're not that big, you can protrude a lot of things.
And that suspension system, what color is it going to be? Is it going to match the background? Yes, it will.
It will. It will be painted the same color.
And is that the bear?
Is that the logo for the company?

This is actually, this is a sample of actually what it looks like. This is a sign that we just did, and that's actually what the part of the baked beer is gonna look like. You can't actually see anything, it's just enclosed, everything is in there.

This one was suspended on a... You know, I think my biggest problem is, you know, I get this, and I like that. I'm just not understanding what the baked bear and the thing below it. I'm trying to figure out what that black... material is behind it. It's an aluminum.
It's an aluminum to hold actually all the structures together.

All right, so this will be the new Chipotle in Wynwood, pending approval from you guys. We're going to do a custom wall sign. Let me get to it.

Correct, yes, sir.

So... This would support local and economic growth. The signage would directly enhance visibility and brand awareness for the business, driving more foot traffic and customer spending in the Wynwood Arts District. Increased business activity benefits the neighborhood's economy and contributes to the city's tax base, as Chipotle is a nationally known restaurant chain. The way we're going to design this would enhance Wynwood's artistic and cultural identity. This sign reflects Wynwood's creative essence, incorporating bold, artistic, or mural-inspired elements that align with the neighborhood's globally recognized street art culture. Rather than detract from aesthetics, the signage reinforces Wynwood's brand as an arts destination, with a mounting frame that extends over the top of the front door and comes down to grade. And as you can look into the fascia of that frame, it is going to match that brick. So it gives it an original old school feel.
So the tube steel, the black tube steel that is shown on the rendering, that's already existing?
We're going to actually manufacture that into the building. So we're going to cut out a piece of the brick and then lay that in there and then build it out to where it would support the actual signage.
And then immediately behind the Tripoli letters, that is a mesh?
It's going to be like an ephus type of material that would go in between that metal or that steel. And then behind it would be the fascia, et cetera, et cetera.
It says existing though, for the steel, it says existing? Existing support brackets?
Yeah, the supports coming down from the roof are existing, but the actual frame, we're going to build it out for this particular location, because if we zoom in closer, you can see this is the storefront steel that they already have that's existing, but it coming all the way down to the ground, we're going to add into the, to give it more of a natural feel.
So stay on that, to answer questions. Let's start with that chain link looking mesh that's behind the Chipotle sign. You're saying that's Ephus?
That's gonna be EFIS, they just put that there for demonstration to show you how it would be, what's behind the actual EFIS, like what's supporting the actual signage. So they tried to show you each individual column showing you it has steel support behind the EFIS.
But an Ephesus solid, this is transparent.
Ephesus is actually like a foam. It's a foam solid. It's a foam solid. So it gives that look like it's solid, but once you punch it through, it's foam. And then the beam would act as a support.
I think that's what's throwing me is because the drawing looks like chain link, which actually adds a little bit of grit and texture. It's nice. From a Wynwood point of view, an Ephesus feels like it'll end up being a plaster wall that's fastened to the steel frame.
Correct. And you have to paint it.
Yeah.
There's no color here to show that.
And that note at the very top, kind of just to the right of the center of the top of your drawing, storefront structure, that, again, that frame does not exist. You're going to fabricate that and fasten that from the ground up and over.
So... that part up top above the front door is existing. What we're gonna add is the steel supports from there to the ground. Right. So we're gonna add that and that would probably be the only thing we would be adding to that. Because it already has the metal frame from the previous tenant. Okay.
And in this particular application, we're reviewing both the facade sign over top and the blade sign?
Yes, sir. Let me go to that.
Are both part of the same application?
They are two separate applications. I believe the blade sign is number 11 and the wall would be number 12. Oh, 10 and 11, excuse me.

I think what's throwing me off is the background of it. Does the signage ordinance cover all of those, what I call opening day signage, that all of a sudden you go through all this work, the designers design great entries, we go through the review, the staff goes through the review, and then you show up and there's a sign inside over here that says operating hours, there's another sign over here that says no dogs inside the store and so forth. All of a sudden, the gray facade goes down the drain pretty quickly for very functional and necessary things. Does the signage review, is it intended to cover all signage or do those just kind of- It's the business identification, the business ID that gets covered through Miami 21.

It is important not only for the memory of those officers that have given their ultimate sacrifice, but also for the families so they could know that we still remember them and we still support them. But it is also very important for the officers that are active right now to know that what they do is important and that we care about them and we will never forget their sacrifice and their service that they do every day to the community.

This is great. The residents of this area had asked us for a dog park or a park that would have outdoor exercise equipment, and we finally got this done. And for those that just want to lay back, read a book, relax, watch nature, drink a soda or water, we have a nice little area there. It's a zen park with flowers, with vegetation, and they can come and enjoy it.
It feels awesome to add yet another park property to our inventory. Great to be here with the community and residents of this area celebrating the opening of East Shenandoah Park and beginning their path to wellness.
It's enjoyable for me to see the involvement of the whole community and bringing this to fruition for the community now for the dogs, the fitness and the Zen Park is an amazing feat.
