First case we have this evening is case number 126A. This is a variance request submitted by Mr. Neil John Neil at 3847 Fulton Grove Road for a reduction in the rear yard setback uh for a 970 ft uh addition to the principal residence. So you can see here I've got the uh we've got it pulled up here. Uh this is a unique configuration that is sort of imposed by uh the township boundary line. As you can see this Pierce Township to the south, Union Township to the north. Um and so that the applicant proposes to construct um the addition on basically what we would consider the rear to the rear property line. So that's a very attractive addition. Uh if granted, the variance would result in a revised rear road setback of 21 ft within the R2 single family residential district. That is relief sought in the in the amount of 9 ft. It's a little bit more than our 25% but in this particular case it's a large lot and uh it really doesn't appear that it's going to impede lighter air. It's not a hardship you know that's been self-created. This is kind of exists because of the partial configurations and uh it appears to be well taken and well suited for the subject property. So with that I know uh I try to be brief and uh this is where we are.

Uh I am the owner of the subject subject property. As you can see, it's kind of a diamond shape, so it's difficult to work with. Um there are significant gullies and I'm from New England. We used to call them dingles. The dingles down the left side and then down back the back side. So, I just want to make the point that there's no even if someone were to want to try and build something on either side, this that side or the back side, it'd be virtually impossible and access would cost more than the house. So, um this was the best practical solution we had was building off the back kitchen door and putting it out back far enough so that it didn't impede the septic. Now, doing that resulted in the variance that we're talking about today. Mhm. Right.

I would also point out if you look at the aerial photograph and it's very difficult to see uh because of the lighting um there's a large pond on the property too that would see it on that one real good.
