Thank you. Uh first item we have on the agenda this evening would be the review of our minutes from the March 3rd meeting. Those have been distributed to everyone. Are there any questions, corrections, additions, subtractions that we need to make? And if not, is there a motion to accept? Uh motion to approve the meeting minutes from March 3rd. Second it. Moving on to new business. We have a presentation for PROJ26-00001 request from A3K Properties LLC for approval of a special use permit to allow vehicle and equipment sales light at an existing vehicle repair major business GTown auto body in a C2 general commercial zoning district and a 450 square ft building addition on a41 plus or minus acre at 1016 North Scott Avenue, unit E. And we'll ask our city planner to uh present that for us.

Great. Thank you. An application was filed for a special use permit to expand the allowed auto uses on the property to include auto rental and auto sales and to develop a 450 square foot building expansion with two bay doors. The property is located near the northwest corner of North Scott Avenue in Vivian Street at 1016 North Scott Avenue, unit E, which is located just behind Lilia's Rescue Rehab, um, and is bound by other commercial and industrial uses. The applicant runs an auto body shop in the North Scott Avenue corridor and has requested a special use permit to expand the uses allowed to include auto rental and sales to allow flexibility within his business. A proposed building expansion is also requested for a 450TOR building. The proposed use and building expansion do not include any increase in the number of vehicles to be stored on site. Uh the plan meets all site design requirements except for a couple of modifications requested. Uh the first being a reduction in the side and rear setbacks from 10 feet to 5T and to have no masonry added to the new building as opposed to the 50% requirement. The site plan indicates that one existing building is located on the property. The new building is proposed in the southwest corner of the property on the farthest side from North Scott Avenue uh which serves as the main entrance for the property. The site plan shows the per uh the proposed parking areas to be designated for specifically auto repair vehicles, rental and sales. The intention of the proposed expansion is to increase the amount of indoor working space for vehicles and to allow auto sales and rentals as an accessory to the auto repair use for flexibility in the market.

And based on this, the applicant is requesting the few modifications I mentioned due to site constraints. staff believes that the requested modifications are consistent with surrounding properties and are acceptable considering the site constraints and have approved similar modifications along the North Scott corridor. Um there are a couple of um conditions that staff is asking for in this case. We do require the special use permits for expansions on the North Scott corridor to have a couple of items be brought back into compliance. So, the few that we're asking for here is the parking lot will need to be resurfaced where it does not meet property maintenance standards and the existing dumpster would need to be enclosed. Uh the proposed building is an 18x 25 metals-sided building with two bay doors. It would match the existing building. Uh staff does not request any masonry or Waynees coating in this case due to the building being behind an existing business that will have limited visibility from North Scott. This type of building is not out of character for the corridor much like the recently approved building for comfort systems or jurian menos auto. Uh the building is proposed to be placed within the body shop parking area as shown in the site plan. So there's two different site plans here. If I can go back. So within the parking area, that's what this is showing the different parking areas to be designated for certain uses and then the building is to be placed in that area which is included in the body shop parking area. Uh with that, Steph recommends approval of the application for the special use permit for Gtown Auto Body with these

The Norcot properties are kind of tough. Um, but his business sits back as a secondary lot. So, Lily's is actually the primary frontage and that business has installed the necessary landscaping already. Gotcha. Don't give her any more than she needs. So looking at the site plan, it looks like that secondary building, the two bay doors are going to face Norcot. The bay doors would be facing the body shop. Actually, all right. Internally face. Okay. Gotcha.

Um, any given time? say maybe five to six cars for sale, but um mainly we are renting vehicles to provide higher quality service for our customers at the body shop. So when a car comes in, a car is going to leave. So the goal of the objective is the rental car company is car shouldn't be on the lot, right? So we're going to already have all of our cars as you see in the photos that are lined up from the body shop. So, we'll have maybe five or six at a time there and then as customers come in, we'll go from there.

It'll be short. Um you code update. Uh we have reviewed five chapters. We are still waiting on six other chapters uh drafts, but we have reviewed the major chapters at least and then the they're getting progressively smaller as we go along. Um the director's report um I did include all the planning commission planning commissioners on an email yesterday about a neighborhood meeting that we'll be having um on March 31st here between 5:30 and 6:30 in the council chambers uh for proposed amendments to the future land use map area in the Graham Efforts property specifically the efforts portion of the property which is the property south of North Cast Parkway um from between South Mullen I49 down to 195th Street um we did send out 201 letters to property owners with that uh notice yesterday. So, we expect those to start hitting the mail um tomorrow. Most of the letters uh went to the Pickering Place neighborhood. Um and then please mark your calendars um for the next upcoming meetings, April 7th and April 21st. We do have a number of public hearings scheduled for April 21st. And then also, not on there yet, but it'll be on the next agenda is Tuesday, May 5th. We also have a number of agenda items for that. So,
