CONDITIONAL USE PERMIT ("CUP") TO ALLOW THE ESTABLISHMENT AND OPERATION OF A PRIVATE ART GALLERY WITHIN THE MONTEBELLO TOWN SQUARE SHOPPING CENTER LOCATED AT 1401 NORTH MONTEBELLO BOULEVARD ("PROJECT SITE")
RECOMMENDATION: It is recommended that the Planning Commission conduct a public hearing and take the following action: 1. ADOPT a Resolution conditionally approving CUP No. PC-2024-0012-CUP to allow the establishment and operation of a private art gallery, along with accessory storage spaces, on the second floor of an existing commercial unit in the Montebello Town Square shopping center located at 1401 North Montebello Boulevard; and 2. ADOPT a Resolution recommending that the City Council approve Development Agreement No. 03-24 between the City of Montebello and AltaMed Health Services Corporation, and making the related findings that the proposed project is consistent with the Montebello General Plan; and 3. DETERMINE and FIND that the project (ENV No. 10-24) is exempt from the California Environmental Quality Act ("CEQA") pursuant to CEQA Guidelines, Section 15301 - Existing Facilities and section 15061(b)(3) - Common Sense Exemption.
