Any interested person objecting to the whole or any portion of the decision on this agenda may file an appeal application with the city clerk within fifteen calendar days of the date of the decision. The city council conducts de novo review of appeals. Moving on to 2.1 application FER '20 five-five. Can we please have the staff report?
Thank you. For this project at 19518 Glenuna Drive, the applicant is requesting a fence exception approval for a fence taller than three feet within the property's front setback. So the project site is approximately 80,000 square feet and is located at 19518 Glenuna Drive in the R 140000 zoning district. The site contains an existing residence and related site improvements. Surrounding uses include primarily single family homes, many of which have similar fences.
The site, as you can see, is on the boundary of the city, and no protected trees are proposed for removal. Here's the site plan. The fence they are seeking approval on, which is currently present, is located along the front of the property, along Glenuna Drive, encroaching into the required 30 foot front setback. The fence would not be located within any 50 foot required site triangles for street intersections. And while it will encroach slightly into the 12 foot site triangle for the property zone driveway.
The excessive width of the driveway and the open design of the fence would keep it from posing sight line or ingress and egress issues for the driveway. Here are the fence elevations. The fence is about four feet two inches, open metal, black metal, with the white stucco columns being four feet four inches, and then the driveway columns further up of five feet eight inches. And then here's another view. Outside the front setback, there will be or there is an existing driveway gate that also attaches to the fence.
And this isn't part of the approval because it is outside the front setback and therefore doesn't need the exception. And these are the required findings that the commission must make to approve the fence exception. And more details on these findings are also included in the staff report. So staff recommends that the Planning Commission adopt Resolution Number 20 five-seventeen, approving the project subject to conditions of approval. And that concludes staff presentation.
