On Subarea 1A, a redesign of the building to allow a basement situated with its south wall located further south while relocating the southerly patio adjacent to the drive through egress to a rooftop above the first floor on the north Roosevelt Road side of the building

A freestanding sign within the same profile as the approved sign, but redesigned with an automatic changeable copy sign with an exception from Chapter 153, Sections 153.210(A) and 153.210(E) of the Code of Ordinances which conditions automatic changeable copy signs on compliance of all signs with the sign ordinance and limits such signs to 16 square feet in order to allow all previously approved freestanding signage in the form provided in the shopping center freestanding sign plan, with a replacement Finley Road freestanding sign depicted therein with an automatic changeable copy sign with an area of not to exceed 18 square feet per face, currently depicted as 16.83 square feet

Revised elevations reflecting field revisions, responding to the utility services required, altering the concept of the southern part of the east elevation and adding a canopy for the passenger drop-off area

Revised landscape plans.

A deviation from Section 155.417(G)(14) and Section 155.602(A)(10) to allow lighting directed at (a) the interior lot lines and Subarea lines, (b) the north, east, south, and west commercial lot lines, but not residential lot lines, and (c) along driveways and pedestrian routes or areas without pedestrian routes that require illumination (parkway east of Rinck's Lot 1 and Rinck's Lot 2)

Recognition that the current planned unit development site plan with 686 parking spaces to serve all uses in the shopping center complies with the June 2025 traffic and parking study prepared by KLOA and Subareas, based upon a tenant mix similar to that provided in the traffic and parking study performed by the Village's traffic consultant and as follows: (a) on Rinck's Lot 1, 52 parking spaces; (b) on Rinck's Lot 2, 19 parking spaces; (c) on Lot 1, Area A, 30 parking spaces; (d) on Lot 1 Area B, 28 spaces; and (e) on Lot 1, Area C, 557 spaces, with accessible parking assigned that meets the Illinois Accessibility Code for shopping centers.

Continuation of the 2025 conditional uses and planned unit development with exceptions approved for Lot 1 (formerly 505 West Roosevelt Road, now 501-509 West Roosevelt Road) (Ordinance 8348)

Continuation of the 2025 conditional uses and planned unit development with exceptions approved for Lot 2 (1210 South Finley Road) (Ordinance 8349)

Continuation of the 2025 conditional uses and planned unit development with exceptions approved for Lot 1-3 (previously 515 W. Roosevelt Road, now 531-593 West Roosevelt Road) (Ordinance 8386), as modified in Item 1.
