Following evaluation against these criteria, staff determined that the proposal does not mean the approval standards established in the land development ordinance. It's about the following criteria as unsupported by the proposal. compatibility with the character of surrounding areas in neighborhood. the town master plan and adequate bicycle pedestrian and and circulation without undo multi-modal impacts. supporting these determinations are provided in the sapper corn. So, I have to review the proposal and has determined that all notice requirements have been signed. However, all 9 criteria cannot be satisfied and the product project is not consistent with the master plan. Therefore, staff recommends the planning mission in town council deny the hardy heights take five use by specials review. This concludes staff's presentation. I'm available to answer any questions. So they took these three lots on Parker Road that originally didn't have access on the Parker Road. and at the infrastructure in place and consolidated the zoning. they read a designate from the McClentock PD, which is in the fire action. in the staff report, basically created these three developer robots. So it's a coordinated development effort of these three lots. And how does that not to be? for according to your report, how does that not support? of a USB special review. Well, for this you have to submit. to ask for. For this use by Special Review, it's due to the auto oriented usage. So the combination of those three lots in the infrastructure that was put in place along with the the Masterpin, the Parker Road corridor, plan emphasizing this area as well. pedestrian friendly. The infrastructure is in place for sidewalks and the potentially use supports but I'm sure in friendly activity but this use does not this use requested. by the use by specials review does not utilize the pedestrian infrastructure. That's it. Parker Rookwaterman was adopted in 2019 with that goal. online. So this is one of the first cases we've seen on Parker record in the plan for a coordinated rehabilitation effort that could hopefully send to those auto-oriented off of Parker Road. So I guess the ultimate goal with the Parker Road Quarter of less of these auto oriented uses that we're existing before the Park Road

And the fact that it does significant retail. that probably this is a language story there. Thank you. So it really is just a business model that you're not like. you're staying in the cars. So it's the auto. oriented solely auto oriented. business or abuse. Right. Yeah. There's. why we're recommending it doesn't mean because the criteria. And I'm going to jump on that too because Elizabeth kind of said it in her review is not just the business model, non-canon of the car, it's that. This use is not really part of that from recorded. I think that's part of our confusion is a gas station. doesn't seem to be that much different. You know, normally if there's something that staff is recommending it's. They're not being the criteria because it's too tall. You know, there's some quantifiable this is just just, you know, it doesn't have to fly. And that, like, right said, the picture kind of brought that conversion. component so it has a retail component. Quick trickles the first ones actually take them. for your properties. Build the infrastructure, raise it up 'cause it used to be a massive, So it sat down in the hole. There wasn't access to the property. and a problem that infrastructure and it started to create that something place. recommendations with a useful resource review to create onboard seeding and also gas stations. And again, just want to reiterate some key points that the surrounding way is, in the same way. and users. And today's zoning design brought to you that is that we have to follow. the infrastructure around us between the order point this out to. between the best of brothers and quick trip. Is there a plan for overcoming that? but that would support denying this application. question makes sense? Yes. today and then you're aware of the two crossing. points are made free, the end or the key first cross. And plus, right, currently, it's time. the town is so in a particular quarter plan. their conversations about changes to the upper road and mainstream intersection. the town is currently in the process of doing conceptual things. work for what that design may look like in the future. I can't tell you what that'll do to the difficulty and cross. but pedestrian advice of those connections you will see a study session coming up here. We'll talk about kind of the art. options for the intersection of the south, which will have more improvements. because it's a highway, you're right, because access point insurance is right in farther. So there are certainly multiple things that it could be if the market is there. I just don't know the current market conditions for what buyers don't keep worth. (audience laughing) The site is small and you can kind of see there's a mess that's half So quick trip created or we're going to do this. right in and right out of Parker Road, which is a new access to the properties. just sell the logs in our section. And then there's that gap. So you kind of see the and then there's another axis that goes up to quick drive. So, is there a way to do this? to possibly read about that, so you're not just left to 0.58 of an acre and think of what they said. And I think there's users out there that are going smaller. What that is, I don't know, but I think... with the read-of-element of this. You could probably start to see vertical. development going higher. I want to see the zoning allows up to 60 feet. You can park it, but there's ways to design the problem. and look at ways to use it in other ways. That you will maximize the value. It's not an attack. [BLANK_AUDIO]

Who could protect her to go on a 25-acre pit parcel? There's not many. You're looking at maybe a little cocky stand of your other doom. someone wanted to take pride. My will tell you that we do need research and coffee is a zuisel coffee. There's not a restaurant that we could really go there. is you can't put the parking there, there's not really another use that comes to my mind. Obviously I developed communities that we would be okay with putting their that could realistically be developed there. So, when take five approaches, us.
