landmark oriented. This is used to be the fog horn. It is zoned C3. To the north, all around it is C3. Um to the west and to the north are hotels and to the south is tractors. So in our zoning code, we do not allow accessory structures for commercial buildings to be larger than 160 ft. This one is proposed to be 512. So that's why they're requesting a variance. Um the purpose of this structure is for it to be a smokehouse for the restaurant that's coming in. Um, one point of note is that the building that's coming in is going to relocate the dumpster enclosure, which you guys probably saw the like a little bitty bit of email discussion about. Um, I do believe that a new location for the dumpster has been approved by Conway Corporation. So, we're going to show that. Um, if you have any concerns about the location, feel free to bring it up and talk about it. Otherwise, I do think that a new location has been okayed. Um, I did propose three conditions should you choose to approve this project. The first is that the applicant shall obtain all necessary permits from the permits and inspections department. The accessory structure shall be painted or clatted in such a way that complements the existing primary structure on the site and the variant shall become last and void if construction of the accessory structure does not begin within 18 months of the approval of this variance. I'm so sorry. I meant to go more into that. In the original proposed um site plan there, the dumpster, you can probably see that the dumpster was proposed to be located within a 20ft easement that runs along the southern property line. Um Mark had pointed the fact out that it was in an easement and so the applicant coordinated with I believe Conway Corporation to find a new location where it would be outside of an easement. Got it. Um, the nature of this site kind of makes it to where any other location for the dumpster enclosure than where it was is not ideal. Um, like we would prefer for it to be beside or behind the building, but that's just not feasible with this request. So, any other questions?

Um, so I'm the building owner. My tenants want to do the smokehouse to put their smokers in. Need it to be close to the kitchen, which is where the dumpster enclosure is. So, we're just trying the best place to put the dumpster enclosure where it's not too far out because that's a huge lot. And um most likely if that business air goes out, they'll take this building with them. So we had to find something that the fire department wants, something that wouldn't burn if it caught on fire.
