Alright. We can hear you too. I'm gonna go ahead and call this meeting to order for the Valdez Planning and Zoning Commission, Wednesday, June 25. Let the record show that all commissioners are present with the exception of commissioners Metropa and Wade. We have, I guess, one public member. We'll have a Seven public. If anyone's here to address us on a nonagended item, please step forward, state your name for the record.
Yeah. Just formally, you you all know me. I know you. I'm Nate Duvall. I just wanted to formally say hello as the city manager, express appreciation for your service to the to the community. Planning and zoning commission is a is a key part of what gets development done around town. And, I think your level headed approach to the code and interpreting and solving problems is refreshing perspective. So, again, thank you. But also just by way of introduction, I'm I'm here. I'm around and, here to help.

New business. Item number one is approval of temporary land use permit 25Dash08 for Central Environmental Inc for a two acre portion of USS 439 in the pipe yard owned by the city of Valdez for a six month term.

I just wanna clarify. I'm thinking it's where they wanna move into the area where Bill Harris built his boat and had a lay down yard. Is that correct?

haven't been out there yet, but they did stage some there for a period of time before they went to the landfill, But most of that,
I believe, is Maybe it's gotten out, but that's where they were. So it's that property there.
Okay. There were some material stored for the sewer force main project, but those have all been used up and stuff.
South of the main pipe guard where the Yeah. Snow machine races so far? Yeah.
That'd the the south end along McKinley.
Yeah. So it's a spot currently used for lay down and storage and whatnot. Correct.

And just to be sure, we don't have any encumbrances on this property with mister Harris. Any leftover leases or temporary land uses?
No. The Valley Snow Machine Club does have a lease for the pipe yard for snow machine events, but they have a nonexclusive use. So, temporary uses such as this can be accommodated within the terms of their lease.
