So they wanted to pour again early this week. And I said, what are you pouring? And they said they're pouring the foundations. And I said, well, that doesn't have to be a continuous pour. So just, well, then we'll have to do two days. I said, well, then you do two days.

We've got to balance this out a little bit. But when they pour the slabs that are the ones that are the post tension with the cables in them, they have to be all done in one pour. So we had a water leak. So if you remember a few, I spend now a while, that the woman had the accident there and went off and hit the palm tree and knocked over a water thing. And fortunately, she had a baby in the car and her mother. Nobody was injured.

That has turned out to be a monstrous repair because of the deterioration of the pipes under the ground. We couldn't shut it off. So we had to end up digging down in two separate spots to the 11-inch or 12-inch main, putting in new valves to be able to close the water so we could do the repair. So the lady has insurance, auto insurance, so we're filing for that. But I am sure they're going to be just beside themselves when they see a bill of about $200,000. That's what that repair is going to cost. I got to refurbish. I got to repair the F dot road so many feet with new paving on either side of the diggings. I mean, it's a big deal. And the one we had that was just a two-inch leak on the other side of Hispaniola a few months ago, that was $200,000. You dig into that roadway with that big equipment, and it's big bucks. It sure is. And every time we get into this stuff, we see the shape of what's under the ground. We don't find things that are in good shape.

If you recall, in December last year, we talked about the board action tracking document. And it was resolved that we're going to adopt one. And I was very happy to put one together since it was kind of my idea to have this as a living document to begin with. I have a draft. I want to share it with you guys just so you can see what it looks like. um and uh uh and any and invite any comments on it as well so perfect share One moment while I adjust my settings. Great. Okay, so this is the first draft of the Community Enhancement Board Action and Progress Tracker. And the intention is for it to be a pretty simple living record of the actions that we take as a board. So here... You can see there's a column for the topic project, the board action or direction, the owner of it, the status, next steps. It isn't meant to be complicated or burdensome. I'm very happy to keep an update of this. In fact, I just kind of use the minutes that were generated, the minutes that Chris... prepares and that then informs this document. So it's a simple way that I want to just capture what we've agreed to do, who is responsible for it, and where things stand.

So this gives us a forward-looking view and just kind of lets us see at a glance what is pending, what needs attention, and then this can also inform the agenda on a kind of monthly basis, depending on where, how far things have kind of, how far things have been stalled or when the last time, you know, if it's been months since we last spoke about it, we're able to see that as a glance because sometimes it is easy for them to fall off our radar. yeah this is great and we can actually take some notes in the column h as well for different dates because i know that we've talked about some things here and then we can follow up on those things at the next meeting yeah yeah yeah so after each meeting and after the minutes are circulated um the idea is that i'll update the tracker to reflect what occurred in the public session okay yeah yes i thought so

I think a few... weeks ago i'm pretty sure they're they might be actually done with a lot of the construction now um but at least on uh like the island i live on north bay island they there's like areas where they dug up for the comcast cables uh like sort of like you know in the front area when you drive in um that were sort of like just sure like empty patches of nothing and then I didn't really go through the other neighborhoods, but I'm guessing they were probably doing that in similar sort of areas throughout the village where they're running cables just to dig. I figured maybe it could be a good opportunity to do some planting. Obviously, you can't plant on top of the box, but maybe adding more greenery and things like that in the areas where they're digging. Maybe this is a frank question, but Sort of what are like the rules around there, whether like the digging was like strategically in places where there wasn't a lot of shrubbery, things like that.

I'm sure there's going to be some posts or something where they have connections that they can operate from once they get finished. They're not going to have no access to those cables. I'm not sure if they're going to be in boxes under the ground or they're going to be a post type thing that sits up. They come in and work sporadically. They're not there every day. It's like they do something and then they go away. But I've asked Timmy, who's out there with his crews on a regular basis, to try to capture some supervisor there. And we can get a timeline. We can figure out what they're doing. Because they have full permits to do the work, but it doesn't really give you a layout of what the plan is.

I know that the city attorney has sent letters out to all of the places that by our list are supposed to be open. The list evidently had not been kept up. And some of the letters that went out, we found that the places are open and they've been open. And they're saying, why am I getting this letter? So Orlando went out and checked those places. And sure enough, they're open. So the issue is, is that there's not a lot of connectivity. So you're like, you got to go in front of them. and then walk into that one, and then you can walk behind there, but you can't get to the next one because it's not, it's not.

Yeah, I was trying to, I actually walked around like the corner of Treasure Island by Grandview Palace and up to like Palm Tree Club today. And a lot of those obviously do have Palm Tree Club in the one at the corner. I forget what the circular building is called, but it's private. Bridge Club. So I think, obviously, I mean, I'm trying to get on the board here in Grandview Palace, so maybe we can try and make this one a bit more public. But still, Bridgewater has some work to do. But I was curious, when I did go over to Moda the other day, one side is clearly... open but there's not signage and so I was curious if maybe part of this is obviously we don't want to have tons of signage but for now to at least promote the idea that being accessible to the water like adding signs by the street to say hey there is an outlet here for you to go to the water and it is public because we do obviously have some signs around promoting the island walk I think by Benihana and then by Grandview Palace but even smaller signs just saying hey water access down this pathway Is it maybe a start to help to create the visibility that we want to create this around the community? I like that idea.

That was just one thought there. And then I am going to try and push Grandview Palace to try and open ours up because I think Moda has set a good example that it's easily doable and it's okay. Like Moda literally has chairs and hammocks and green space coming right up to the Island Walk and they haven't had issues. And so there's no reason why Grandview Palace can't do it and other places around. So I think there's opportunity that if we can try and move one of the buildings, we can then move the others to kind of get on board. Yeah.

Let's talk about Grandview Palace for a moment because it's not really the HOA of Grandview Palace. It so happens that walkway behind there is under the control of the marina.

And we tried to get the gate open on that one end where you can walk down beside and get down there. And they have resisted in saying that they're not obligated to have that open and it's private property and so forth and so on. And the city attorney has opined that we don't have a position at Grandview Palace to force them to open that up. Yeah, I think it has to come from us as residents. They're all different. They're all different. The older ones from way back, When you look at, there were no real development agreements. There was permitting and an agreement to build a place. The newer ones are far more structured, but then they butt up against an older one, and there's what a problem. And the other issue that we're facing, even if we're fortunate to get them open, is that there are different elevations.

I noticed that today at Continuum. It's going to be like 10 feet from where Palm Tree Club is. And I was like, okay, that's a new problem.

So what happens is, is that you have to put in an ADA ramp if you make that a public walkway. So if you've got one that's next to one and you've got to have that 2% grade for a wheelchair with a small amount of the properties on these older places, you've got a ramp on one side and a ramp up on the other side and you end up with very little space that is between the ramps. So I mean, Some of it is just going to be very difficult because if you try to raise them to the other elevation, they're going to have a flooding problem on their property as the water runs off that walkway back towards their building. So it's, you know, it's challenging.

Which kind of like brings me into, so I was kind of thinking, so, well, I'm going to kind of throw these out all together in some capacity, because I did talk to some folks in the building today, just, hey, like, what are some things on your mind? One was just on dog park access and greenery space in Treasure Island. So part of me was wondering, is there anything part of the community center that's going up to be that will have space for that. Cause I have noticed that there is a lot of green space that could potentially be converted into a dog park around the development, but I haven't seen any like official plans that may or may not have something in that. So I was curious if you guys had plans, um, on treasure Island.

Yes. Okay. Well, there's a couple of things I can tell you. One is, is that Mr. Anson has donated that property that's right at the corner of West Treasure and North Treasure. There's a little house there that sits back, it's empty, right at the corner by the condo where the mayor lives. So on North Treasure, and you go west and you make that turn, well, if you keep going straight, you'd run into that house.

So there's some equipment, electrical equipment, that's similar to what you'll see if you go down West Treasure almost to South Treasure. There's a pump station on the right-hand side and you see a panel that's up high above the ground. You got an electrical panel there because the pumps are in the ground, but the electricity and everything has to be elevated to a certain elevation. So that would go in that park, but it will leave quite a bit of green space. And there's also some talk about, you know, that's right on the bay. So we could put a kayak launch there also, besides the one that we're doing at Vogel Park. So that's the spot. Now he also... has deeded over to us or is in the process of deeding it over. The long stretch of property now where they tore down the building next to KLA School.

On North Treasure, just west of Hispaniola. those buildings were torn down next. There was actually two properties. There was a single building right next to KLA. He bought that. And then there was the building where the people, you're looking at it right there. Those four buildings are out there.

I mean, we have the little tot lot, but it's isolated. It is way at the other end. And it's really not that conducive for except for the people that live right around that immediate area. And it's not for older kids. We have a problem there because we have some of the older kids going in there kicking a soccer ball around. and they hit a little three-year-old in the head with a soccer ball, it doesn't, parents are not too happy. So we have to keep the big kids out and they don't really have a place to go. So it's, you know, it's challenging. We just don't have a lot of open land within our property, you know, within the building.

So when we've had these holiday weekends where there's three days in a row, they can get a lot done. So I let them work on Sunday and I let them work on the holiday so that those three days when they're connected, they can accomplish a lot more than when they go one day at a time in between or on a Saturday. So we're trying to help them where we can to, to get that done. And, uh, so that's about it on the community center. The windows are in, all the windows are in except for on the east side, they're keeping it open so they can put the drywall in through those windows or the lifts so they can start, uh, closing up the framing and, uh, So they got a strategic plan on how they're moving. We meet with them regularly. I was on the phone with them today. Lily's been involved just today with the signage on the building. They gave us some renderings. She wasn't real happy with how it looked with where the emphasis was on AFA and not on North Bay Village. And so we're going back and forth with them. And I think they've already agreed to some changes, Lily. I didn't see it all, but. Didn't they change where the order of the signs were?

I sent them something and I said that the emphasis should be on North Bay Village. And they came back and they said they agreed. And I said, I think the North Bay Village should be on top and the AFSA should be on the bottom. And I got an email back that said, we agree. That's all it said. So we'll follow up on that. The communities, the village hall, where are we on village halls? The groundbreaking is still scheduled or is scheduled now to be no later than August 30th of this year. We have a deal with the county. They gave us an extension because of issues we ran into out there. And I've got a meeting tomorrow. with a lady from Dade County Fire because we had to submit our financials to them because they are putting in $7.5 million towards the fire station itself predicated upon us with our financials. So we have sent them all that information a few weeks ago and she called me yesterday and said they were ready to So we added an extra floor there, just like we did at the community center. We added a floor. And I'm so glad we did, because as I see the layouts now, and, you know, we try to get grants from the Children's Trust for these programs with the younger children. And there's a lot of rules that come along with children being supervised by adults to be able to participate in these programs, as you can understand why. And so like the classrooms, you cannot have a classroom or an activity room that you cannot view from the outside. So you can't be inside a closed room with the door shut and all that. So the rooms that are being done are about, you know, 36, 40 inches up with drywall and then soap and glass across the rest of the room. And we had to put in a shower for where the young kids are because they have accidents and they have to, you know, take a shower. So we modified that and got the shower as an element on that floor. And then with the other floor, it's a lot larger open space where Lily's looking at all different things with different kinds of aerobics or jazzercise or tables with dominoes or whatever for the older residents in the village. And then there's also the chance that we can start bringing in hot meals. There's programs where we can get hot meals. And for some of these people, that's probably the best meal they're going to get for the day. And so we're looking, you know, there's a lot of things we can do with that program. And so we added a floor there. We added a floor at the village hall because when we examined it with what we had when I came there, all the space was filled. All the offices, there was no room for expansion. And I look at what's going to happen in the village over the next, five to 10 years, the administration is going to have to grow. The police department is going to have to grow. Public works is going to have to grow. And, and there's no space for growth. So you build this new building and then all of a sudden you got to go out and you've got to build another building or rent space. Didn't make sense. So we added another floor and that floor right now will just be, uh, just a shell. We're not making offices or anything like that, but we'll have that space inside that we can develop and build out later as it becomes necessary. Another neat thing that's in that building is on the floor that we added, on the fifth floor. So there's six floors now, one floor on the bottom, It's got your building department, the post office. That activity is there. And the fire station is at the east end of it. So that takes a portion of that ground floor. And then the next three floors are parking. And then the fifth floor is the open shell. And the sixth floor is the city hall chambers, the commission chambers, the administration, and the police department is up there. But on the fifth floor, over in the southwest corner, we've been able to cut back into that building and make a huge area that is an open area, but it's covered over. So you can have events or stuff up there, and you're looking at the skyline. You know, you're looking over North Bay Island. So you're looking at the skyline of Miami, and Miami Beach is a pretty neat venue to have events. you know, gatherings of some sort. So that's, so we're moving along.
