Okay. All right. All right, I'll move into a brief explanation of the hearing. Uh, cases will be read into the record. City staff will provide a presentation. Commissioners will have an opportunity to ask questions of staff. Once they've asked their questions, we will close the planning portion of the hearing and open the public portion of the hearing. Um, anyone wishing to speak for or against a case um may do so. Starting with the applicant, we ask that you limit your comments to 5 minutes. Once the public has had an opportunity to ask questions, we will close the public portion of the hearing and reopen the planning portion of the hearing uh where we can ask additional questions or entertain a vote and a motion. Uh if you do plan to speak for or against a case, if you would please stand up and Jordan will swear you in.

Request by Beacon 6 Holdings LLC to reszone one parcel from Mixeduse MX Zoning District to Commercial Highway C3 zoning district. General location 2001 First Street North. The area covered by this request is 46 plus or minus acres.

As you can see, the area is primary mixeduse hub future land use. As we look at the zoning, uh the subject property is MX. The rest of that block is C3, which is the requested zoning district um and is also adjacent across the street um at all the intersection is also C3. This is an aerial. It is vacant undeveloped parcel. This is a view of the subject property looking south. Here's another view of the subject property looking to the west. This is to the north across Avenue U northwest and to the east across First Street North, which is also State Road 544. Beacon 6 Holdings LLC is the petitioner and they do request the city reszone one parcel from mixed use zoning district to commercial highway C3 zoning district. Property subject to this request totaling approximately 046 acres is located at 2001 First Street North. The petitioner owns the parcels to the south, west, and southwest of the subject property, all of which are currently zone C3. The petitioner proposes to redevelop the site with a convenience store with fuel sales on the subject property in conjunction with the three adjacent parcels under their ownership. This use is not permitted within the MX zoning district, but is allowed within the C3 zoning district. Additionally, unified zoning across all parcels would facilitate cohesive site design and consistent application of development standards. Uh, this parcel is within the block located at a major intersection of First Street North State Road 544 and Martin Luther King Boulevard. Additionally, the adjacent rideway is included in the Florida Department of Transportation Lucern Park Road, State Road 544 widening project for segment one, which is currently in the design phase. Rightway acquisition is anticipated to begin later this year, followed by utility relocations and
construction. For the record, all public notification requirements for this request were met. Um, and in conclusion, based on the subject's property's location at a major intersection, the surrounding pattern of commercial and vacant properties and the petitioner's ownership of adjacent C3 zone parcels, the requested reszoning to commercial highway C3 is appropriate and compatible with the surrounding area. The proposed zoning will allow for a use that is consistent with nearby development while establishing uniform zoning across the petitioner's properties to ensure cohesive site design and development standards. The request is consistent with the primary mixeduse hub future land use designation and will not increase development intensity or create additional impacts to public infrastructure beyond what is currently permitted. Therefore, staff does recommend that the planning commission rec approval of this request and it's foring to the city commission for final action. I stand for any questions you may have.
