All right. On the consent agenda this afternoon, we've got two sets of minutes. Uh, one of which is coming back from April that has a technical correction in it. And then there are two other items. Uh this is a public hearing regarding the request of LCA for a zone change from light commercial to central business one district on the 6.27 acre tract of land located uh in lots 1 through six block 50 original town replat lot one block one postal edition. Yes sir.
Thank you Mr. here. Uh 14 notices were sent out. Uh none were returned. No protests or approvals were received either. Uh extra county owner and LCA agent are requesting a zone change from light commercial to CB1 uh to to facilitate development of a new county courthouse. Uh the property involved in the request is located on the northeast corner of the intersection of Second Street and Texas Avenue. The site is within the city of Odessa and is currently zoned LC within the uh downtown overlay uh and is currently occupied by the downtown post office and a mechanic shop. Surrounding land uses include downtown office development and vacant land. Uh the applicants are active county owner LCA agent. The purpose is to facilitate development of a new courthouse. Uh using the identified priorities contained in the city of Odessa's comprehensive plan. Uh the following comments are offered. Uh the proposed zoning change is consistent with the comprehensive plan. The property is to be included uh in the new Ectctor County Courthouse complex and will gain the same zoning district as the rest of the development. Uh the property will retain the downtown overlay that exists on the property as well. Uh the proposed zoning would not have a negative impact on this site or surrounding properties and would help revitalize downtown by attracting investments and by improving aesthetics of the area. Uh the zone change represents a logical and reasonable transition between similar intensity land uses and will not disrupt the character of the area and is compatible with adjacent zoning and land use patterns. Uh based on this analysis, staff recommends approval of the zone change request subject to the conditions on your screen.
