All right. Good evening. The December 16, 2025 Planning and Zoning Commission meeting of the city of Long View is now called to order. Commissioner Heath Hamlin will deliver the invocation and pledge of allegiance. Go bow your heads. Dear heavenly father, we just thank you for the opportunity to be gathered here today to conduct the business of the city. We ask that you guide our decisions uh and guide the discussion, dear God. And we just uh lift lift all that up to you. Uh we just ask that you keep us aware of this Christmas season. We we thank you for sending your son and we thank you for for the opportunity to recognize uh that this time of year, dear God. And we just uh lift all this up in your heavenly son Jesus name. Amen.

All right, minutes approved. We have now reached the citizen comment portion of our meeting. This portion of the citizen comment or comments made other than the public hearing items we have on the agenda tonight. If you wish to speak on an item on the agenda, please wait until that time to speak. Please begin by stating your name and address for the public record. We are now on to the consent agenda. The items on the consent agenda are plats that meet the requirements of the city of Long View subdivision ordinance. These items will be approved with one vote unless any member of the planning and zoning commission, any members of the public or the applicant would like an item removed from consent and placed on the regular agenda for discussion. Would anyone like for an item to be removed from the consent agenda and placed on the regular agenda for discussion?

All right. Now on to the regular agenda. The purpose of this meeting is to hear all pertinent testimony of those in support of in opposition to the applicants before the commission. thank you. Consider application P25-08 DLS Rentals Alpine filed by DLS Rental Alpine LLC to plat approximately 868 acres of lot 40 new city block 545 Long View Jordan acreage into four residential lots located on Alpine Road south of Louisiana Street and north of Williams uh Street. Uh so the applicant is requesting to plat this property shown here um into four residential lots. These are uh zoned town home. Uh and so they're wanting to do a town home uh development here. Uh the applicant has not installed any of the required infrastructure or provided an estimate for that required infrastructure with security prior to this meeting uh which is required by the UDC. Staff recommends a conditional approval with the following requirement that the applicant provide the engineer's opinion of cost with security for the infrastructure or installs the infrastructure. Once all of those conditions have been met, the plat would be considered approved and sta approved and staff would file that plat. I'd be happy to answer any questions at this time.
Thank you, Angela. Anybody have any questions for Angela and the commission? Angela, on town home, they don't have side set setbacks. Uh, not on the interior ones. Uh, they would all be attached. He's proposing to do four units attached, but they will have a side setback on the end units. Okay. So, I can't tell from this how wide those are, but they look awfully narrow for 06 acres and that deep. Yes. So, they are fairly narrow. So, uh, the UDC allows town home lots to be, I believe, 25 foot wide and so they do meet the zoning, uh, that's in the UDC. Okay.
Anybody else have any questions for Angela? All right. Um I would ask for the if anybody has any questions of the applicant but um uh being they are not here uh any additional questions or comments if not I will now entertain a motion move with conditions conditions. Consider application P25-09 [clears throat] Ray Creek Estates Unit 5 filed by Richard Henson to plat approximately 680 acres of abstract 258 PP Rain Survey track 5 section 8 into five residential lots located on the west side of Clare Lane, south of Cordoba Trail and north of Sierra Vista Lane. Uh so the applicant is requesting to plat uh this property here shown in the Ray Creek subdivision located off of Judson Road uh into five residential lots. Currently the property is zoned single family 5. Uh the applicant has not installed any of the infrastructure or provided the estimate that is required uh with security prior to this meeting. Uh staff recommends a conditional approval with the requirement that the applicant provide that engineer's opinion of cost and security or installs the infrastructure. Once all of those conditions have been met, uh the plat would be considered approved and approved and staff would file that plat. I'd be happy to answer any questions at this time.
