Cody Wahberhals is requesting a certificate of appropriateness to move and replace the front door and install two support columns for the property located at 2550 Ashley Avenue. The applicant intends to move the front door forward to establish a clearly defined primary entrance and to replace the current front door with the historically appropriate design while adding two columns to stabilize, preserve, and reinforce the existing iron work that is deteriorating. The columns will be made of wood and the woodwork will match the large windows on each side of the home that has large ornate framing around them. The home is not listed in the spare bone survey. Planning staff recommends approval of the request with the following condition. All applicable permits are obtained through the building codes department. um so we are going to the goal is to move the front door forward. We have added a U-shaped driveway. It's installed now. And so bringing the we got the approval to paint. And so when we started the paint job, um we realized that all the iron work is deteriorating. So we can either take it down completely or we can add support columns to fix the large um steel beam that goes across the front. So the goal is to keep the iron work there and just add the support columns. And while we do that, we would bring the front door forward. All right. Any questions for the applicant? Okay, if you look in front of the garage door, they have even because there was a problem with water from the neighbor, their water when it would rain would come onto her property, which I think why there's so many issues with this building. If you look just in front of that white truck in front of the garage door, they actually have had to she can't even use the garage is actually has a cement slab where they've had they've had to go and build the cement up at a slant like this to keep water from going in the garage. So, the whole thing needs to be completely regraded in a whole new a whole new slab. Anyway, so that's why she made a decision to just tear it down and start over.

Well, my concern is if we approve the demolition and then um the permits haven't been issued yet, how long will it take to, you know, it might be multiple process of getting the addition approved and then you've got, you know, a demolition site back there. I don't know if that's a big issue or not. If you know, how long is the city going to take to approve a drawing or if they submit drawings and then it doesn't, you know, meet their criteria and then they got to go back to the drawing board and resubmit again. I would think that we would get the drawings for the building before we approve the demolition. Once it's down, it's gone. It's no putting it back.

I mean, it sounds like it needs to go either way though from what they're saying. either way because it's it's any other comments. I think that the re the reason for this request is because it does take time to do the demolition. So, the contractor is trying to get a jump on the start of the new addition. Um, but uh it it appears to me that this is not it's not really built in the same style as the original house. So, we would look at this like any other garage demolition that we've looked at before. Um, you know, yeah, you can take it down, but you got to get approval for what you're going to put back up. So, that's I guess that would be up to the owner whether they wanted to do that or not. I'll make a motion to approve the certificate of demolition for file PZ2026-137 and table the certificate of appropriateness for a later meeting.

Um, she had a total of 401 inspections for March and for April she had one general nuisance notice, one general new nuisance pre-court inspection, one historic preservation notice, four historic preservation pre-court inspections, nine historic preservation inspections, 44 weed notices, 19 weed inspections, 14 weed reinspections, two litter notices, three litter pre-court inspections, four junk vehicle reinspections, 32 zoning notices, 74 zoning reinspections, and 17 zoning pre-court inspections for a total of 225 inspections. It seems like it comes past the the line where it should come. And so because they were trying to hide the really um unkempt property at 2487 North Street, that rental with like four or five units that we're always complaining about.

So it seems like it comes way past where anybody would have a fence line. And then um because they're wanting to hide that property at 2487 North that always has a lot of issues and has lots of complaints about it. Okay. And then there's somebody who lives in 2487 North and they park their vehicle which used to be a driveway, but it's been torn out the driveway, but there's remnants of an easement and they park their vehicle there all the time and it looks like that easement has been when they did the fence like some it looks like somebody tried to break it up but they still park there. So they're blocking they're continuously blocking the walkway.
