To be designated, a property must meet one of the criteria stated in the Code. The 314 Kadima Avenue is eligible as a local historical monument on the basis of three criteria. The 314 Academa Avenue is located in the Coral Gables Coconut Grove neighborhood, south of San Sebastian, between Lejeune Road and Salcedo Street. It is an interior area of 21.3 meters. The structures include a single-family residence and an independent individual garage, both built in 1925. The house retains its historical integrity as a neo-Mediterranean style house, designed in the style of small cottages. Coral Gables was initially designed as a Miami suburb and attracted investors from all over the country during the South Florida real estate boom in the 1920s. The founder, George Merrick, was inspired by the Garden City and City Beautiful movements of the 19th and early 20th centuries to create his vision of a city entirely designed with Mediterranean inspiration. Coral Gables is now recognized as one of the first planned modern communities in the United States. The history of the development of Coral Gables is divided into three major historical periods. The construction of the house at 3514 Kadima Avenue took place during the initial phase, at the same time as the incorporation of the city, and it is representative of the vision of Merrick. National-renowned landscape architect Frank Button drew the first complete maps of Coral Gables in 1921 and 1922, including one on the left of this slide. Throughout the early 1920s, Merrick continued to reinvest his profits in public equipment and land acquisition. At the end of the year 1924, it had acquired large areas of land in the north and east and extended to the south as shown in the 1925 map on the right. The 314 Kadima Avenue was built in the newly acquired Coconut Grove section, whose location is indicated at the bottom of the 1925 map here. The brazen boom of Florida caused a shortage of housing in the south of Florida in the mid-1920s. The exponential growth of Coral Gables led to a growth in its workforce, and the construction of houses in Coral Gables could not keep up with the pace of their growing numbers. This, associated with the serious shortage in the region, presented a challenge that Merrick attempted to raise from the front in 1925. Merrick began to address this problem on several fronts. He provided temporary housing in the form of tent cities, as you can see in the picture at the top left. He ordered the San Sebastian Apartment Hotel, which would provide apartments to the employees of the company and their families. He also contacted Emil Rosenberg, the builder of Atlanta, and a close friend who agreed to build 10 apartment buildings in the Douglas neighborhood, which could accommodate 128 families. But Rick also wanted to offer single-family homes. Following his trip to Atlanta to negotiate the agreement with Rosenberg, The opportunity to invest in Merrick attracted the attention of Lindsay Hopkins and Herbert Nichols. Lindsay Hopkins, who is photographed here, was a renown investor. He was the director of Coca-Cola Company, the Federal Bank Reserve Atlanta and the Reynolds Metal Company. But what mattered most to Merrick was that Hopkins and his partner Herbert D. Nichols, an eminent builder, were originally from most of the houses in Druid Hills. Druid Hills, a U.P. suburb of Atlanta, had initially been planned by the famous landscape architect Frederick Law Olmsted in 1893. In 1908, it was sold to Isaac Handler, the president of Coca-Cola, and largely developed by Hopkins and Nichols between 1910 and 1936. Druid Hills is now registered in the National Register of Historic Places and is one of the projects studied by Merrick during the planning of Coral Gables. Hopkins and Nichols contacted Merrick at the beginning of the year 1925 with a vast construction program. They had to include the construction of 500 single-family houses. In addition to the available capital and their experience in construction on a large scale in a planned community, Merrick asked them to demonstrate their ability to mobilize quickly and independently of construction work underway at Coral Gables. In response, Hopkins sent 10 wagons of construction materials and submitted plans to build a concrete block factory in Coral Gables. In April 1925, with the purchase of the first 50 lots and the submission of architectural drawings by H. George Fink, who demonstrated their understanding of Merrick's vision for the city, a contract was signed and the plan announced. These first 50 lots were located in non-organized areas. 30 of these houses were concentrated in the area of Coconut Grove, just south of the future Saint-Sébastien Hotel, whose works began later in August. These 30 houses, designed by the architects H. George Fink, who was a member of the Merrick design team, were to be low-cost cottages that would be affordable for Merrick employees. Their construction was supervised by the Merrick construction company, and it was only after their approval by Merrick that the contract could advance. During the 1920s in Coral Gables, architectural design combined elements commonly used in Spanish, Moresque and Italian architecture and became known under the name of the Neo-Mediterranean style. During the 1920s, the structures and equipment were built almost exclusively in this style. The design of the 314 Kadima Avenue strongly relied on Spanish and Moresque influences. are listed here and addressed in the designation report, some of the characteristics of the outside of the house. More particularly, the textured stucco, flat roofs with parapets bordered with bursary tiles, arches on the front facade, the kosher door, the chimney is predominantly Mediterranean-inspired. The round windows are arranged as decorative accents, above the folding windows in retreat with silky supports. Two additions to the property structure were made by the current owner. In 2011, an extension of about 4 m by 6.5 m was built on the west facade behind and facing the cocher door, whose location is indicated here in blue. A terrace covered along its west wall completed this extension. The second extension concerned the garage. An advance of about 1.5 m by 2.8 m was built along its east facade, indicated here in orange. No permit for the works has been located to date, but it clearly shows aerial photos that it was built between 2017 and 2023. Designed in the cottage style, the single-family residence focuses on Spanish influences and includes several moorish elements. It presents the typical refined construction and the magnificently proportionate details of the houses built in Coral Gables in the 1920s, the house on foot. It is located above a sanitary void and is built in cement blocks covered with textured stucco. Tiled verandas were widely used in houses in the 1920s to take advantage of the hospital climate and constitute characteristic elements. This house originally had a front-lined porch, a rear-lined porch with a bed and a small porch at the back. All the porches were closed to create an extra living space on unknown dates. In the Neo-Mediterranean style, the house is under flat roofs of different heights. The simple roof parapets are lined with tonneau tiles, which are originally a hat and a bench in two parts. They were replaced by S-shaped tiles in 2012. The windows, originally divided by clear wood frames with high handles, were placed in retreat openings with support, sagging below. Their well-proportioned groupings and their varied sizes added to the visual interest of the house and were arranged in such a way as to provide the ventilation and air circulation essential in the southern climate of Florida.
Above the windows, on most of the facades, there are square windows arranged in a decorative way.
The ceilings were replaced in 1958 and 1961, out of jealousy. They were replaced by wind-chill windows in 1980, and the windows were replaced with ceilings in 1993. No permit for the installation of the current horizontal sliding windows has been located to date, but aerial photos document the change around 2016. The front facade has two distinct Bs, the front porch and the front door. Walls in them extend from both corners, strengthening the presence of this country house on the street, on the street. dominating the two bays and connecting them with each other, large arches styled in inverted ojive. Masonry arches are another characteristic of the Neo-Mediterranean style. The inverted doucine is a moorish element that is often found in Mediterranean architecture. The port of Chavannes-en-Sailly was originally gridded and included a central door with a circle arch flanked by two arches. The arched door sheltered a mosquito net door, with a fuselage facade, whose motif was repeated in the balustrades of the large arched openings. The porch was closed for life on an unknown date at the end of the 20th century and the height of the openings was reduced. Above the vaulted door, we find the morose elements of an elevated parapet and a miniature minaret. To the west is the Cochère Gate. It is also a characteristic element. Merrick designed the coral pines by thinking of the car, and most of the 1920s had both a Cochère Gate and an independent garage. The stylized inverted arch of the opening before for vehicles is taken over the west facade by openings, smaller and resting on sagging thresholds.
The rear arch for vehicles was closed by the addition of the kitchen in 2011.
Above the front arch is an encastrated masonry plaque, with an abstract floral pattern. And to the northwest corner, a urn rests on a small corner of a tap. The curved chimney, inspired by a beffroi, rises through the southeast corner of the portico. Beffrois were also common in Spanish colonial missions. Their shapes are common in the Mediterranean biblical style and constitute an important element associated with the 1920s houses at Coal Gables. Despite the change in window type, the facade remains relatively intact. Originally, the south-east angle was the cradled Porsche Couchette. It was closed on an unknown date, apparently keeping the same window opening, but as we can see here, it was reduced between 2006 and 2024, the opening of the Porsche Couchette on the rear facade was also reduced ... The original configuration of the rear facade is shown here. On the historic photo of 1971, a part of the open door of the closed sleeping Porsche is visible. The photo also shows the breakfast area and the windows of the closet, which confirms that the original plans were followed during the construction.
The other grid openings at the southwestern angle were intended for the rear Porsche.
The two windows of the opening of the rear Porsche have been closed. Their location and size are however easily identifiable by the change in texture of the stucco. In addition, the threshold for the opening of the rear porch has been preserved. In 2011, a flat roof kitchen with a covered terrace was built in the center of the west facade facing the cocher door. Although the addition imitated the arches and the tubular texture of the original house, its proportions and its positioning contributed to identify it as an addition. Merrick was avant-gardist, and Coral Gables is now considered as one of the first modern communities planned in the United States. He designed Coral Gables taking into account the car and transport in common. As a result, most of the houses built during the initial phase of the city had garage doors and independent garages. Although the independent garages of the 1920s were often simple, their location and design played a role in demonstrating Merrick's vision. The garages of the 1920s were designed to merge into their neo-Mediterranean style houses. The garage of 314 Kadima Avenue is covered with stucco whose texture corresponds to that of the house. It is under a flat roof with simple parapets, just like the house. Over the years, the opening for vehicles has been reduced to leave room for windows and doors have been inserted on the west facade. This corresponds to the evolution of its use of the garage to the living room, In July 1944, a permit was issued to convert the garage into a living space. In Coral Gables, between 1943 and 1945, residents could ask to convert their garage in order to accommodate the few 500 military heroines in the south of Florida to train in combat. The San Sebastian apartments nearby, served as military dormitories and archives, indicate that the instructors and staff often took rooms, or rented them, in the adjacent neighborhood of Coconut Grove. There are clearly announcements of subsequent rentals, that the garage has been converted. This adds to the importance of the structure because it marks a remarkable time in the history of southern Florida. The most recent houses adopted contemporary modern styles. This site, this building was built in 1935 and it is one of the first Mediterranean mixed transitional style houses.
