It's a two lot reubdivision.

Good evening. Uh Tim Coco News and Romans. Uh yep. This is a two lot subdivision. It's the property located at the corner of Topman Road and East Taft Road. Um if you're looking up here, here's Topman Road. Here's East Tap Road. North is up. Um we are trying to carve out a new parcel right here. We're calling it lot 100. It's about 48,000 square feet with the remaining with the existing building in uh over on the northerly portion of the property. It'll have a separate ingress egress point here uh on Taft Road. It will not they will not have access between the two properties. So, they're going to cut that off at some point. But, um it's pretty straightforward, pretty uh just creating this the lot on Tap Road for sale purposes that I don't know what they plan on doing with the property, but I think the owners wants to sell it and someone else have to come in for a site.

Well, there's a wetland buffer right now, but assuming someone comes in for some type of site plan, they're probably going to have to redelineate because the wetlands are I think they're four or five years old. These were all delineated back when we did the site plan for this site, this property. Um, so I'm assuming when and if they come back for a site plan, they'll have to look at the wetlands again.
