We have no old business that I'm aware of and we our main agenda will be the reserve at Wildwood and if there's any corrections or addition to the agenda that was Steve uh that I'll ask the staff to uh read in the uh reserve at Wildwood and introduce the applicant and other information. The Reserve at Wildwood, 17225 Manchester Road, a preliminary review of plans for one of the designer series home options to be available within the reserve, a new 115 lot subdivision within Town Center.

Mr. Chair and members of the board, first of all, thanks for being here tonight. We do appreciate it very much. The petitioner tonight is Melissy's Homes and is being represented by Alex Bartlesmeire, one of their employees, and also in this particular instance not a member of our architectural review board. As we've talked in the past uh regarding the reserve, it is a town center residential development that's located on 50 acres. 50 acres is bounded by State Route 109 on the east, Manchester Road on the west, and Hawthorne Village Parkway on the north. It's the area that's been graded in preparation of the home development. The project will access both um Route 109 and Manchester Road. And as Melanie mentioned in reading the request into the record, a total of 115 single family detached dwellings on individual lots are planned. In reviewing past agendas, I believe we started the consideration of the individual models and there are two primarily the liberty and the designer. And the first of the meetings as per our agendas I believe was April 10th and there we saw five of the designer series. Shortly thereafter at our May 8th meeting of the board we saw four Liberty series. So a total of nine different models between excuse me nine different homes between the two models. And on June 12th, that's when the board approved the first nine, the five designer and the four Liberty. Thereafter, in July at the board meeting, we saw renderings for three of

the Liberty series and one designer series. And given that they mirrored what had been approved by the board at their meeting in June, reacted upon favorably by the board at that time. At our October meeting, we saw one Liberty series again, considered it and acted upon it favorably at this time. And tonight at our meeting on the 13th, we're seeing a designer series, the model. And I understand from conversations at our October meeting, this is somewhat of a new this one. No.

thank you. And so all told, we have the two models and as I've counted, seven designer series homes and eight Liberty homes for a total of 15 we said about tonight. So a variety of options for future buyers. Um just to kind of update you on the project as you know grading had commenced uh this year. um utility installation is underway. The big components of the project is the box culvert that is um provide the crossing from route 109 onto Main Street through the development site that is underway as well. And most recently, uh, the Department of Planning, um, signed off on a plat to begin two displays. And the displays will be in the portion of the site access in Chester Road. And those two displays represent one Liberty model and one designer model. Additionally coming here in the near term probably in January plat the trust and dentures general warranty deeds for common ground and that the subdivision escrow so we're getting very close to that point for sales will start on the project and with that if there's any questions from the board members [clears throat] like to try to address them at this time and thank you.

Yeah. Um, as we've done before, um, presenting one of, as Joe pointed out, this is one of our designer series plans here. It's actually the smallest ranch we offer in that that series. Um, pretty standard. It's a threecar front entry. Um, threebedroom plan with uh, two baths. Um as the similar other plans for exterior wise um you've got four elevations on this plan as a standard options um all with a variation mixture. The siding material is all Hardy board siding including trim uh and then variations on stone and masonry. um on those elevations as well. We we stick with full bed depth stone and masonry. Um [clears throat] so those will um architectural shingles for the roofing. Um and the window trims and grid grid patterns are extended to all four sides of the house. questions. Yeah, Joe was hinting at this will be the last one for a minute. [laughter] There are three more in some stages of development. two entirely new plans are in

development and uh the third one it's like a complete revamp of an existing plan but those are still in development and probably won't be coming for a little bit especially because right now our focus is getting all of these existing ones up and running. [laughter] So, um, so yeah, for the time being, this is probably the last one for, I'd say, a few more months. So, maybe review, but we don't have to take into action now. Correct.

I know. I've been a long-term resident of Wildwood for 20 years and I'm kind of disappointed to see a lot of this going in to be honest with you. um understand growth but this makes me want to move or the west. Um so this is very boxy, very basic. [clears throat] It's not attractive. on 50 acres. Um we actually per zoning we could have technically houses in it. I think Joe might know the exact number where we could have put in there. Um but with development with the city on this we did cut back the number of houses that were initially proposed in the community. So, we are not maxing out this development for homes as we in theory could have. Um, and part of that was with the discussion with Wildwood and the very same reasoning that's been brought up here is that we're not trying to jam as many houses into this development as physically possible. So,

and it is within the confines of town center. Yes, Mr. chair, please.

So, Mr. Rderman, I think I can some of your fears. First and foremost, as the chair mentioned, this is Town Center. So, Town Center has a completely different set of rules in terms of development than the remaining for all intents and purposes 67 square miles that is Wildwood. Town Center is 800 acres of a 67 square mile area and within Town Center we do allow greater densities. If you just look at the raw numbers, Mr. Rderman, this is about 2.3 units per acre. So relative density, it's not that dense compared to other projects as Mr. Ardos Mer mentioned could be. But outside Town Center, the minimum density, and this is just in a couple of locations and a few properties that remain, is one unit for every acre. Everywhere else is one unit for every three acres. So, no need to think about moving. Um, this is it for the most part. We are utilizing a lot of the ground in Town Center. And for the most part, I think we're going to get to a point here in the next few years where what's left isn't going to lend itself to developments of this nature. Um but yes, town center different set of rules and we've always had this push and pull or this kind of ying and yang. Um town center allows density whereas everywhere else we basically put the environment first. In Town Center we've tried to blend the two. Homes has done a good job. They've reduced the density by 17 lots. They are doing a low impact development in terms of storm water management. You'll see a different set of looking streets there.

It's going to have earth and swailes uh covert pipes under the uh driveways so we can minimize runoff into Bottom Creek. Um, and the thing I think uh the planning and zoning commission has been most u most consistent with is we have hardy board siding, architectural shingles, carriage doors for the garages. We've upgraded the material so that when comes to maintenance and longevity, you'll see for the most part a consistent uh quality environment relative to the materials. Mr. Adman, this isn't typical, but it is what Town Center can accommodate. Thank you. Thank you.
