This was deferred by council because of um wanting to make sure that a fire requirement had been met. It was confirmed that staff had um told the developer that that condition was met. I don't have anybody signed up for this. I'm assuming that I'm looking at the development team right now. Great. Um, you can do a quick presentation. Don't need to say much. I'll make sure you're in agreement and then without anybody signed up, the council will take action.

Good evening, madame mayor and council members. The item before you is SUB 253 and Zoa 251. This may look familiar as it was before council in February, but as a reminder, this is a zoning code amendment to establish the minimum square footage of commercial de development within the village center subdistinger valley specific plan and a preliminary plat for mixed use subdivision comprised of three commercial, 118 residential and 19 common lots. Um this is the condition that we're here to uh satisfy tonight about the um establishing the commercial amount of square footage uh before the 450th buildable lot. At the February 3rd hearing, questions were raised about a fire condition from the original Seringo Valley approval is shown in bold on the screen. The planning team has since coordinated with fire and the applicant to understand how this condition has been satisfied. As detailed in the updated project memo in 2017, the applicant team worked with staff and the finance and fire departments to build out financial assumptions and email confir confirmation was received that determined the um uh condition had been met and additional confirmation from fire that the condition had been met has been satisfied and that was included in the memo for your review. So with that, the planning team recommends approval with all conditions included in the February 3rd project report. And I'm happy to answer any questions.

Madame Mayor, I just wanted to thank the applicant. Still a great project echoing comments from last time. So, thanks for all your work on that. Yeah, and M um we're moving quickly. Uh if folks are watching online or folks who are here who are observing, they don't understand quite what's going on, why this is moving so quickly. We actually went through a very large public hearing on this a few months ago, January, February, something like that. And there was just sort of one sticking point at the end. So, we already did public testimony. We already heard from the developer. We already had dozens of questions for staff. And so now that this one final spot has been um settled, then you know there's no real need to rehash, you know, any of those things. So if you're wondering what's going on, that's what's going on.
