Okay, we're gonna call to order the June 2026 meeting of the Homewood Planning Commission. We'll start, please, with a roll call. All right.

Here. Thank you. Moving on, Mr. Goodwin distributed the minutes from the April 26th meeting. They look good to me. Unless someone else had some concerns, I would entertain a motion to approve them.

I do not either. So we'll move on. There's no old business. New business, our first case is a resurvey case relating to 617 Warwick Road. And 605 Windsor Drive the applicant is Weygan surveyors owners are Dan and Karen Weinrib and Gloria Whitlock If whoever's here to present on this case come forward and let us know what you are asking us to do
I'm Alex here with why again represent for 617 work. They're just trying to adjust the lot lines. There was a fence ordeal and one party purchased parts of the other parcel and adjusted the lot line accordingly to that purchase. So we regenerated both lots and renamed them and created a resubdivision for the case.

All right. And then moving on, our second case tonight is a rezoning request relating to 25, 20, I'm sorry, 1832 25th Court South. The applicant is the city of Homewood. Owners are Dylan Burke and Elizabeth Nuss. I understand Mr. Goodwin is going to present on this case, but we'll give him a minute. Okay.

If you could give us the background of this case, just...
Right. I think that if you've had a chance to look at that statement of intent that was included in your package, this is basically an attempt, and the city is the applicant in this case, this city initiated effort. What we're really trying to do is to update and revise the city's zoning map. This piece of property, the subject property is 1832 25th Court South, and Sometime back it was rezoned from i-2 to a single-family zoning classification NPD And with the intent of renovating an existing house for resale for residential purposes Subsequently, it was determined that a portion of the house that sat on the lot was actually on property owned by the city to the west which was part of the Lee community center, which is owned i-2 the owner could not really sell that piece of property for the for residential use until it was all on the single piece of property. So he approached the city and the city was receptive to selling off a portion of the property that would include that portion of the House so that it would all sit on a single lot. that was done and in order to do that there had to be a resurvey so that that portion of property uh was was sold to the owners of that residential lot so so that took place and so you have a situation now where that portion that was sold to the owners of that lot it is still zoned I-2. And so now this effort is to rezone the western portion of that lot from I-2 to an NPD to make it consistent so that that lot is under single zoning classification. So again, it's an attempt to try to update and the city's zoning map. And so it needs to be done. So you only have one zoning classification. So that's where we are today. And as I say, the city's the applicant trying to clean this up. So that's where it is. But in keeping with the rezoning, we did notify all property owners within 500 feet. We have not received any comments with regard to that. The owners, Dylan Burke and Elizabeth Nuss, are in the audience if the commissioner had any questions with regard to that. But it's basically as I've described. All right.
Thank you, Mr. Goodwin. With that, we'll open up the public portion of this hearing. If anyone is here tonight to speak on this case, this is your opportunity to come forward. Okay, seeing no one, we will close the public portion of the hearing and open up for any questions from the Commission. and obviously since that the property was already in pd the police the portion of it this new law would meet all the requirements for yes size of the acre crop you know if anything of the in large in large right now uh... that it would be consistent with the
single-family house into the east into the south that's why it was agreed to rezone it back several years back because it was seemingly isolated and probably was rezoned at the time that back in 86 when the community center and others were zoned out too so it was just an oversight that but so anyway but
I will add, I remember from this vacation of right-of-way requests that the sliver of property that is being discussed, all of it is on the east side of the fenced-in area of the lease center. So just want to clarify for y'all's awareness that that's... it's not impacting any of the current area of the lease center and that property that's under use the part that was vacated and this really just puts it is consistent with the land use for that new combined parcel now thank you if there are no further questions or comments i would entertain a motion to approve this case
