All right. It is 6.02. I'm going to go ahead and call this meeting to order. First off, we will call the public hearing to order instead of the meeting. I apologize. And at this time, I will recognize anybody that wishes to speak on the conditional on the conditional use.

Hey, guys. I appreciate you guys coming first and foremost. My name is Jeff Bergdorf. This is my wife, Jen, and these are three of my four boys. The house on 1003 is a house we used to live in for about three years. Three years there. We were going to rent it out again. We moved out about a year ago. The renters kind of destroyed it, so we had to do a full remodel, even down to the HVAC. And he's going to be over there to check that out. But what we're trying to do is a short-term rental, pretty much. Oh, yeah, so we also have other Airbnbs. We have one in St. James and then one on Fort Leonard Wood. So we're not just buying properties here in Salem to start throwing up a bunch of Airbnbs. This is just one that we own, and we just don't really want to get rid of it at the time. So we're just seeing if it's okay if we're able to move it over to conditional use for a vacation rental. So thank you.

We will move on to new business with the acceptance or rejection of the request for the conditional use for a vacation rental on the property located at 1003 East 3rd Street owned by a Mr. Bergdorf.

So, Mr. Bergdorf came to me with the conditional use application. Let me get rid of that. That's neat. Which is in the packet here. Just a list of particulars about the property that they do want to use it for vacation rental. That is located on East 3rd Street at Iron Mountain Road. So that's on the screen here. Now, The piece here to the east shows a house. That house is no longer there. It's actually got kind of a gravel lot right there. So although there looks to be sufficient parking here for what's required as far as bedrooms go, there's additional parking down here just in case they would need that for whatever reason. Bergdorf's owned both of those parcels. So if that gives you an idea about where that is, where 3rd Street and Iron Mountain Road intersect. We haven't done the inspection yet as far as vacation rental. We wanted to get through this process first. But he's got a list of the things that are required as far as the guest book with the instructions for emergency contacts and all the things, the fire extinguishers, the different things. So we'll do a walkthrough on that before... before they can approve the license at the clerk's office, but this is kind of the first step in that process.

I don't see any problem. It looks, you know, we've done this before, and there's several around. I've just talked to them privately, and they're aware that this will increase their real estate tax. It'll be commercial rather than residential. yeah that part i'm not i have no idea they're about triple their real estate tax so is it you need to be aware of that going in and they are and uh they're obligated to pay If the occupancy is less than 30 days, they're obligated to pay a 2% tourism tax. More than 30 days, they're not obligated to pay any tourism tax. That's the same thing applied... When we had a hotel, when we had the Holiday Inn Express and the Crossroads, anything over 30 days, you do not pay tourism tax on them.

If I'm not mistaken, through the different apps, the vacation rental apps of VRBO or Airbnb, they collect the tourism tax as a part of that, don't they, or do they? I don't have one, so I'm not 100% sure. Yeah, depending on the city, too. Okay. Yeah. It seems like when I've done that a few times, you know, rented one, tourism tax, the different local taxes were included on there. So it might be a good thing to check out in my free time and see if we are doing that as well.
