PLN-25-00133 (Site Plan Review, Density Bonus, and Tentative Tract Map)
Location: 11136 Dollison Drive (APN: 8019-005-013) Request: A request for approval of a Site Plan Review, Density Bonus, and Tentative Tract Map applications to construct a 145-unit residential condominium townhome ownership development to include density bonus waivers on a 6.15-acre property located at 11136 Dollison Drive (previously Honda World service center). The proposed project consists of 130 market rate units and 15 moderate income units. The applicant is requesting waivers from six (6) development standards as well as utilizing parking ratios pursuant to State Density Bonus Law. The proposal also includes an application request for Tentative Tract Map No. 84963 for condominium purposes for the townhome subdivision. The project site has a General Plan Land Use Designation of General Commercial (GC) and is zoned SP90-1 (Florence Ave/I-5 Specific Plan) with a HOU-2 Housing Overlay. CEQA: Statutorily Exempt - Section 21080.66 (AB130 Housing Bill) Staff: Contract Planner, Lindsay Ortega Recommendation: That the Planning Commission approve: A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF DOWNEY APPROVING SITE PLAN REVIEW (PLN-25-00133), DENSITY BONUS, AND TENTATIVE TRACT MAP, THEREBY ALLOWING THE CONSTRUCTION OF A 145-UNIT RESIDENTIAL CONDOMINIUM OWNERSHIP TOWNHOUSE DEVELOPMENT LOCATED AT 11136 DOLLISON DRIVE (APN NO.:8019-005-013)
