As I'm sure you've surmised Matt is not with us today. He's at an Advanced Air Mobility Symposium and he asked that we go ahead and do this and get started. So welcome everybody to our new home for the Airport Advisory Board meetings. We appreciate your being here And I'll do my best to go through this program. And as many of you know, Matt might have better answers on things if we have specific questions, but we'll make sure we get answers for anything we're not able to cover today. So unless you have any objections, we'll roll right into new business.

Thank you, gentlemen. So the next item is for an extension for an existing FDOT grant for the North Development Access Road. As you know, we have additional funding that was left over for that project that we intend to use in a similar way. It was a three year time frame expiring this June coming up, but it extends it until 2028. That's how we can accomplish the extension.
What do you need? I need your concurrence on this particular item. These are items we're taking to counsel. We just want to make sure you have them. We intend to request this extension so that we can continue this project.

Similarly, this particular one is also another FDOT grant extension for the Taxiway Charlie project. Original grant was three years, expiring same time frame, June 1, and also expires two more years, 06/01/2028, to continue the design and the construction process for Taxiway Charlie.

Aye. Thank you. So this is new also, approved new FDOT grant funding for an airfield paint project. So the airport has put together a list of painting requirements and needs, many of which are going to finally address some of our longstanding discrepancies that we've had going on our airport inspections. Unfortunately, we didn't have any other painting projects, it was difficult to get these rolling forward.
Now we're actually utilizing the state contract to do pretty much a complete repaint of every almost all our yellow markings out there on all of the taxiways, the hold lines, the markings there. The runway center lines are gonna get redone. Do you have center lines? That actually will be with the project when we get our T hanger rehabilitation for our taxi lanes because we would just be grinding them right back up. As soon as those are done, they're going to get fresh new paint. So those are not included.
Along the same line, what about the runway widening?
Widening? That particular issue, I think, right now is still being studied as far as what the FAA would consider accepting some sort of a not an exception to policy, I'm trying to think of my right words here for this. But their modification thank you modification to standards to the allow for us to next time there's a project that would work like that, to get those areas filled in. So they're taking another look at their stance on that, which is good.

One note on here, the local share, it is 14,865. We don't have any issues with that. And we're grateful for FDOT's participation for this to make it a complete project. Timeframe? I don't have a date for it yet. But we're working with the contractor to get that. But we need to secure the funding and make it happen.

Thank you, gentlemen. So this next one is amendment four to another FDOT grant that was changing the or excuse me, the scope to allow design and construction of an FDOT drainage retention. So this is tied to the North Development Road project. If you all recall, the road to nowhere right now goes right into a retention that is fed by Route 40. And this particular grant amendment would allow us to design and move that retention so that it's out of the way of the future extension towards the east of the new Development Road.

Okay. And this picture basically just shows you what it would look like, and it's kinda hard to see if I use this, but let's see if it works. It's not. Okay. Anyway, just imagine North Development Road going towards the east and eventually connecting up to 60th Avenue.

So this concerns the Alpha 9 development area. So an invitation to negotiate was advertised on 03/28/2024. It closed on 05/07/2025. We had one response received from GLJ Aviation. That is the developer.
The internal section committee excuse me, the selection committee voted to recommend award to them. There are two parcels, a primary and an option parcel, with a five year option. Standard ground lease, the rate of $0.35 per square foot. And the primary parcel at $1,000 per acre per year option parcel. Kind of hard to read from this distance.

Forty year ground lease with an annual 3% escalation. The primary parcel is 67,860 square feet, one and a half acres. Option parcel is 134,000 square feet, about three acres. The GLJ lease, it's going to provide for one hundred and twenty day due diligence period and an additional one hundred and twenty days to secure permitting, collectively allowing approximately eight months between potential redevelopment activity could be again on the site. So continuing with that.
As you all know or aware, the Hexaport is on that site. The Hexaport's lease has recently expired, and they're on a month to month. And we've been working with the occupants of the HECS Support to facilitate an orderly and equitable transition. I believe that we're looking at potentially offering tee hangers or whatever we can to make their transition smooth. Same rate and terms structure applies to the option parcel in the form of a new lease, should GLJ exercise their option.
Their lease provides for one hundred and twenty day I think I read that, but is it saying the same thing? No, that says the same thing. That's just a picture of it. So if you look there to the middle of the screen, you'll see the hexa port. And that'll give you an idea spatially where it is, 60th Avenue is to the right. And then the new parcel that GLJ is looking at is to the left that they would be using. For those familiar with the Alpha 9 development of the road, essentially just to the south of those two would be where that road would go, kind of from the existing entrance straight over to that site. So we're working that as another project.

As we said, we knew there'd be some challenges because some of the stuff Matt has more of an insight on. Moving into the director's report. So essentially the North Development Access Road, we sort of just kind of talked about with the items that we're moving to try to take that road further east. The Mauser RPZ and Runway 36 grading project is going to be into the bidding phase. This particular project, we're working directly with the FAA to accommodate a schedule that does both so we're not closing the runway different times for two different projects, that we're making the best use of that.
So we haven't got the schedule worked out yet, but we're working closely with them to make it make sense for us. The AIPEN rehab project is complete with punch list items still being done. And the thirty day delay for regular paint is not we're not there yet, but that should be happening in the next couple of weeks. Master plan is in final review. The Alpha nine invitation to negotiate we're at the award phase right now, which we just talked about.
Alpha 9 Driveway, it's in permitting. And that was the piece where we're going to take the road that goes directly from 60th to the western edge of that. T Hanger campus rehab is in permitting. So that's what you were talking about. We'll get the new T Hanger taxi lane paving.
Alpha-twelve infrastructure right now, looking for funding, or our funding. Concrete pads is in permitting. Charlie phase one is in fundingpermitting. For those of you who didn't know it I'm sure everyone does that we did have a successful presidential visit. Went and did everything safely, which is what we were looking for. So we had a good visit. Airshow planning. We actually have had the promoter reach out to us. They were going to come this week, but they had some setbacks. So they're probably going to come in the next couple of weeks to start talking about wings over Ocala, Florida.
Still slated right now for May 2027. And fuel and ops will be the last piece of this. I know no one can read that. So we're going to have to do something about that. Let me get to those numbers and see it myself. My apologies for that. You don't have that on your screens, do you, by chance? No? Okay. Okay.
So I know, again, you can't see that. But for Avgas, this last April, did 23,774, which is up from March. Jet A was 131,619, which is down from March. But overall, we are up total wise for all of the sales. Yeah.
