845 EAST VALLEY BOULEVARD PLANNING CASE NO. CUP25-013 (CONDITIONAL USE PERMIT) APPLICANT: JEFF CHEN
The proposed project is a Conditional Use Permit (CUP25-013) to allow motor vehicle parts and accessories sales with incidental installation in an existing commercial building. The project site is zoned MU-C (Mixed-Use Corridor) in the VBSP (Valley Boulevard Specific Plan) and has a land use designation of Commercial Specific Plan. This project is exempt from the requirements of California Environmental Quality Act (CEQA), per Guidelines Section 15301, Class 1 (Existing Facilities). Recommended Action: Continue to the next regularly scheduled Planning Commission on April 13, 2026.

The proposed project is a Conditional Use Permit (CUP25-014) to allow a proposed indoor recreational arcade business in an existing commercial building. The project site is zoned CC/T (Commercial Center) in the VBSP (Valley Boulevard Specific Plan) and has a land use designation of Commercial Specific Plan. This project is exempt from the requirements of California Environmental Quality Act (CEQA), per Guidelines Section 15301, Class 1 (Existing Facilities). Recommended Action: Adopt a Resolution of the Planning Commission of the City of San Gabriel, California, approving Planning Case Number CUP25-014 for a Conditional Use Permit to allow a proposed indoor recreational arcade business in an existing commercial building at 227 West Valley Boulevard, #198A and #198B, subject to the recommended conditions of approval.

The project site is zoned CC/T (Commercial Center) in the VBSP (Valley Boulevard Specific Plan) and has a land use designation of Commercial Specific Plan. This project is exempt from the requirements of California Environmental Quality Act (CEQA), per Guidelines Section 15301, Class 1 (Existing Facilities).
