Okay, ready to start? Yes, sir. Good evening. We'll start the nuisance abatement calendar for March 25th, 2026. There's seven statuses on the agenda today. I'll start with the first case. Excuse me. Start on page seven. Property address is 7001 Northwest 15th Avenue. I do have neighborhood resource officer Maurice Robbins here to testify to the board if needed. However, I can proffer to the board that the property has been in compliance with all of the conditions of the order. This was a case back from 2025. There was a hearing held. There were multiple resets and fines were issued only because there were, uh, The property owner was a no-show and we had no status and he came back and there was a back and forth of whether the property was in compliance or not. He was here last time, spoke with our neighborhood resource officer. We indicated we would reset one more month to make sure the property had been in compliance. And I am told that the property is in full compliance with the order and the police department's wishes and the city attorney's office will adopt those conditions. wishes to move to terminate the order based on compliance. Okay.
And the fines were all paid, or they remain?
They remain. I can't tell you. One fine was issued. Okay. There's one $500 fine issued. It's presumably a lien, and I can't tell you whether or not it was paid or not.
But the city's position is you're moving to dismiss it, right?
Yes.
Okay. Based on the city's recommendation to dismiss... Case number 24-06, do we have a motion?
I move to state it.
Do we have a second? Second. All in favor? Aye.
Next property is appearing on page 105. Property address is 1278 Northwest 58th Terrace. Calling out for owner Raul Casio. I do have Officer Robbins here to testify, sir, if you can just step forward. Officer, can you just step forward? Just as a summary, this is a matter that was set back in December of 2025 for a hearing. The owner was present, the property was found guilty, and it has been subsequently reset multiple times due to notice issues and unavailability. So, officer, will you please state your name for the record?
Officer Maurice Robbins, Margo City Neighborhood Resource Officer.
And as a Model City Neighborhood Resource Officer, are you assigned to the property address of 1278 Northwest 58th Terrace? Yes. To date, have you spoken with or had any contact with Raul Cocio?
No, no, no contact.
What, if any, information do you have to provide to this board that the property is in compliance with any of the conditions of the order?
Well, I haven't spoken to anybody. In my knowledge, they're not in compliance.
That includes trespass affidavit, trespass signs, staying in contact with the neighborhood resource officers assigned to your unit, making sure there's no landscaping, interfering with the line of sight, and providing tenant roles? No, no one had made contact with me or my partner, LaWanda Lawson. Okay, and as you stand here today, do you have any information that the property is in compliance with any of the conditions of the order? As you stand here today, do you have any information that the property is in compliance with any of the conditions of the order?
Okay. Based on the testimony of Officer Robbins, the city is going to move or motion to issue a $500 fine and reset this case for status next month, April 22nd of 2026.
Do we have a motion for $500 and reset it for April 2nd, you said? 20 seconds. 20 seconds.
Second.
All in favor? Aye.
Aye. Stay there.
Next case appearing on 145, property address is 611 Northwest 65th Terrace. I believe the owner is present.
Yeah.
Sir. So if you just go stand next to that podium, please, on the other side yep. And while we're waiting just to give the board some background, this was there was a hearing back in 2025. This is the first time up, it was a reset there had been no prior contact, however. Officer Robbins did speak with him outside, and they are working together, and ultimately we're going to request a reset, but if, I don't know if the Mr., I think it's Obisi, would you like to say anything?
Good evening, sir. Hello? Good evening. Yeah, I can't hear you well, please. I'm speaking over here. Hello? Can you hear me? Yeah, I can hear you now. Okay. Are you the owner of the property? Yes, sir.
Okay.
And the property is 611 Northwest 65th Street, Miami, Florida? Yes, sir. Okay. Have you been in contact with the police officer?
No, I just talked to him.
Okay.
But they brought some papers there, but the tenant never gave it to me because I don't live in the property.
Okay. But do you understand what you need to do?
No, but I don't have any detailed information. But they said they're going to let me know.
The officer is going to let you, you're going to explain everything to them? Yes, please. Okay. And what is the city requesting at this time, to reset?
Yes, reset for 60 days. I believe it should be May 27th, 2026.
Do we have a motion to reset?
Move. Second.
All in favor? Aye. Aye. You need to be in contact with the officer to understand what needs to be done.
And, sir, you might not get the notice in the mail because it's going to be posted at the property, but make sure you come back here on May 27th. Okay? Thank you. Next case is appearing on page 196. Property is 1283 Northwest 59th Street. Owner Najeeb Iqbal. Calling out for Najeeb Iqbal. This was a case that was heard back in December of 2025. The property was found guilty. This is the first time up for a reset. Officer Robbins is here to testify. Sir, state your name for the record again. Officer M. Robbins. Okay, and are you the neighborhood resource officer assigned to 1283 Northwest 59th Street?
Yes. Okay.
Have you had any contact with Najeeb Iqbal?
No, no contact. Okay.
Do you have any, well, is this property 1283 Northwest 59th Street, are they in compliance with any of the conditions of the order?
Based on the representation by Officer Robbins, due to noncompliance, the city is going to motion for a $500 fine and reset this matter for next month, April 22nd of 2026. Do we have a motion?
I move as stated. Second.
All in favor? Aye. Aye.
Next property is appearing on page 238, 1721 Northwest 55th Street. Owner Danny Felton, Danny Felton. I have Officer Robbins here to testify regarding the status. This was a property that was found guilty back in April of 2025. Multiple resets, multiple fines issued. Officer, are you the neighborhood resource officer assigned to 1721 Northwest 55th Street?
Yes.
Have you ever had any contact with Danny Felton? No. No. I'm sorry, who's present here? Danny Felton.
Oh, I didn't see you. Let me just get it on the record. I'm sorry. You should have interrupted me. My eyes were down. I didn't even see him. Sir, can you please say your name for the record? Danny Felton. And are you the owner of 1721 Northwest 55th Street? I am. Okay. Are you Danny Felton Jr. or Sr.? Sr. Okay. The city's going to present their case regarding this matter because obviously nothing's been done. I have seen this case come up a couple times already. So the city's going to present their case and then The city's gonna outline what they're requesting you as the owner to do, and then after that, Make yourself available to Officer Robbins so you can figure out a game plan to tackle it. Okay? Absolutely. Go ahead.
And this is set for status, not hearing. The property was already found guilty about a year ago. So, Sir Officer Robbins, have you had any contact with this gentleman, Senator Left, Danny Felton?
Have you ever tried to reach out to him or has he ever tried to reach out to you or Officer Lawson or anyone else assigned to that property?
No, we tried to reach out, but it was no contact.
And when was the last time you tried to reach out?
The last posting, I think that was last week. My partner, LaWanda Lawson, tried to reach out to him.
Okay. As far as compliance with any of the conditions of the order, are you aware whether or not there is a no trespass sign attached to the property?
No, no compliance, and we still get the same complaints from the property.
Regarding what?
The narcotic sales. Okay.
It's fair to say it's been about a year since the property has been found guilty of the nuisance that there's been noncompliance and no contact with the owner? Sure. Yes. I don't have anything further. Based on the noncompliance, I'm going to move to issue a $500 fine and reset for April 22nd of 2026, which is the last day of jurisdiction that the board has over this property. The one year is April 23rd of 2026. Okay.
Do we have a motion, another $500 fine and reset? Move is stated.
Second. We have a second.
All in favor? Aye. Aye. Sir, you heard the city's position that you still haven't complied or the property's not in compliance. If you'd like to say anything about the matter, but you don't have to say anything as well, you can speak with the officer and see what you need to do. But there's generally some steps you have to take, such as putting signage, lighting, trim your trees, notify the city of what vehicles are parked there and who the owners are. Those are generally the terms. I don't know in this specific order, but that's why you should get with the officer, the NRO.
Okay, the last hearing that we had, I had counsel to come, I guess, here for the meeting. They weren't able to come this time, but we've actually complied. The tenants that were there are no longer there. The property, the trees and everything has Everything has been brought into compliance.
So, yeah, it might just be, and I'm not saying on whose end, it might just be a breakdown of communication, but maybe if you connect with the officer, you guys can wrap it up this week or next week or something and be done with it. Okay? No problem. Yes, sir. Thank you for coming.
You're good to go. Two more cases. Second to last case is appearing on page 278. Property is 143 Northeast 68th Street. This is his first time up as a reset from a hearing. I'm going to request a reset based on the owner's wishes. He's out of town on an emergency medical trip, so I informed the officers not to appear based on the owner's ability to not appear. Requesting a reset or moving to reset the case to... April 22nd of 2026.
Do we have a motion based on the owner's request to continue to April 22nd?
Motion reset.
Do we have a second? Second. All in favor? Aye.
Last case is appearing on page 325. Property address is 1969 Northwest Second Court, apartment 13. Call now for the owner of Wynwood Apartments, LLC. Seeing no one present, I do have Officer Betancourt here to testify regarding the status of the order. And this was a hearing back from December of 2025. This is the first time up for status. The owner of the management company was here last time, but they didn't have a valid power of attorney. Nevertheless, the property was found guilty and reset for status for today. Sir, can you please state your name for the record?
Officer, you're near Benincourt, Overtown Neighborhood Resource Officer.
And as the Overtown Neighborhood Resource Officer, are you and your team assigned to 1969 Northwest Second Court, apartment number 13? We are. Okay, and regarding compliance, can you confirm whether or not there is no vegetation obstructing the view of sight to the front door or any of the property?
There's no obstruction.
Okay. And there's proper lighting at the property? Yes. There's also a trespass sign that is up?
Yes, we have a current trespass affidavit.
Okay. And is your understanding that the property is within full compliance with the conditions of the order? Is that correct? To my understanding, correct.
Okay.
Okay, based on that, the city is going to motion to reset this property for status for, we can do 60 days to make sure they're still in compliance. I know the owner was present last time and it appears that they're on top of it and maybe it could be resolved. Well, let's do 90 days, actually. Would you prefer 60 days? Let's do 60 days. Okay, keep it tight. 60-day status, reset to May 29, 2026 for status.
Just that way we could clear one off the calendar if it's... Sure.
We can do 30, but... Do we have a motion?
Move is stated. Second.
All in favor? Aye. That concludes it. Thank you.
Thank you. Thank you. That concludes the nuisance abatement meeting.
