Yeah, I'll explain this to you. Um you guys remember back in October last year, we uh up there on the west side of Thompson Street and the east side all the way we zoned in a pud and then the council approved it. Well, Harold Hart when he was doing some surveys up there, he looked at it and he left off the portion. It's actually furthest to the creek. He left that off as parcel number. So, we just need to correct it by recommended that we reszone it to a PU. It'll go to the council, too. But it's not joined by any other property, but by the city itself. So, I think they're here.
Is the east side also? Yeah, the east side was also on the PUB, but it is it's it's all covered. It's covered. Okay. We're just one section close to the dog park is what we're correct. Correct. But the one across the street, Spring Street is already because it's it's attached in here, right? It's all Yeah, because also they're doing a development. We're going to approve their development. They had changed. All right. So, now let me back. Are we just doing the HUD or are we doing the development? First thing we need to do is the is the PUB for that second part. So what there we we actually approved all that but they had had to make a change to it because of the layout. So they're here to ask for development plan approval on this second one. Sure. So the the preliminary development plan that was put in front of you guys was almost identical to this one. It had I think one or two more lots uh on it and it had some some change some u detention and some other things as far as drainage performance. In our final development plan we've eliminated some of those lots changed the dimensions just a little bit. I think the ones on the back are um are 35 ft instead of 40 which I think was what they were before. And we've got the drainage sheet flowing into the creek um you know on the east side there. Um and I believe those are the significant changes. I think there's been some water line and stuff moved around but nothing really. So you have 35 foot line parals. are the houses.
Those houses will be probably 19 ft wide. How many square feet are the houses do you have? Those are two stories. So they're normally 1,400 ft. 700 per level. Yes sir. Now require the requirement before that for an R was only 1100 square ft for a house.
What's your setbacks? 19 ft. He said 16 houses. Yes sir. Also, the the roadway will be a private drive that'll be maintained by the HOA. So, there will be an HOA that that maintains that and takes care of it, but it is wide enough and designed appropriately so that emergency vehicles can get in and out and and that sort of thing.
Will this area have a little sidewalk and light set up with it or no? Which area would that be? Well, I mean this did that will there be any sidewalks or is it just the road for the people that live there for I don't believe our design sidewalks has anything on there for that. Okay. I say with a limited space that's why I was wondering I think I'm the only If I was in subdivision, it doesn't have sidewalks in the sub or in the city, I think.
Does this have garages? Are they parking in front? Where are they park at? This would be um we have parking coming off the rear in most or on the front ones, but either way would be off streetet parking. I don't believe these will have garages, but they will be off street.
