requests a preliminary subdivision approval for a 27 unit town home development located at 7440 South State Street in the multifamily residential medium to high density RM-25 zone. Elizabeth will be presenting. Thank you. So hopefully this looks familiar. You've seen it for a number of different applications in the past for reszones and I think smallcale master plan and some other things. So they are now just coming through to subdivide for individual ownership of those town homes. So like with any other subdivision, it's been reviewed by legal, fire, building planning, everyone that would be involved and it does have um departmental approval. So I've included a motion for you unless you have any questions for me on the project. I don't have any any questions.

Yeah thank you. So this is in response to what we had you know briefly discussed at the last meeting. So I altered the language a little bit. Um and what it says now is that an alternate um you know the alternate positions are based on seniority. So it reads the alternate positions shall be selected by the length length of service as an alternate with the longest serving alternate being designated first and the second longest serving alternate being designated second. So do you have any questions? I wasn't here for the discussion, but I think it's
it was just I mean, it wasn't any Yeah, it just makes more sense to me. Yeah. The only comment I possibly have is in the event that one of you rotates off into an alternate at the end of your eight years, how that would be digested in the longest serving alternate um scenario, if that would put you at second or if that would put you at first and doesn't clearly define that. uh unless we want to say it means you know alternate is alternate only. Can't can you go your eight years and then become an alternate?
Um you can actually the the way everything is structured right now you you you cannot be a member for more than so on so many terms. It's actually for more than two terms, but you could be a member for two terms and then be an alternate. Um, so I I think that it wouldn't you just start over? I mean, you'd really be It feels that way. The way the plain reading was just start over. So you'd move to second. Second. That's the plane. Yeah, I think that would be okay.
And that's that's when when I wrote it and that was my intent to to interpret it that way that it's just you know your time as an alternate. I like that. What's the legal thing? No, I agree with what you've been told. Okay. That's how I would interpret it as well. Do we need it in writing? Yep. So I I brought a few housekeeping items. Uh first one is planning commission training and the APA conference is coming up um in April. If you are interested, please let me know. Um we live in Utah. We know a good deal when we see it. If you look at this, it says minimum quantity three. The third box from the top um the conference fee is only $65. Otherwise, it would be $195. So, um it really makes makes a difference for that part of the cost. Um and um the conference does uh it's at the end of April. So it's a Wednesday, Thursday, Friday, April 8th through 10th. And we should probably get registered pretty soon. So just just let me know um who would like to go.

and we just wanted to confirm that February 19th at 6:00 p.m. is a good time at least for all of you who are here. So, it's a it's a Thursday and that's that's the date we had landed on last time. And and the restaurant said that they like it better earlier. So, 6:00 p.m. or maybe even 5:30 depending on what I think on your schedules. What What time? Six. I say stick with that. It's good.

Then there's um one last item I wanted to bring up and um maybe for you to think about um or if you want to give me instructions. Um the elections are coming up and we've, you know, talked about it before. And I looked through, you know, all of your names and I asked myself, well, who might say I'm interested in running for chair or vice chair? And of course, I don't know this for sure, but it but considering that, you know, altogether we are seven or you are seven as commissioners. Um, and we have two alternates who according to the bylaws can actually not run for chair or vice chair. They can vote, they can nominate, but they can't run. Um, so just I mean I don't really have necessarily know an opinion on this but um if all of you said I've already done it, I really don't necessarily want to do this again. Then we don't have anyone to vote for. So one way to get around that would be to make alternates eligible. you know that doesn't mean you you know if someone nominates you that Mike for example um that you would have to accept that you could just say no I'm not interested but just just as an idea and maybe we don't have a problem I don't in that regard I don't know so just for you to contemplate you know we have you know till March to figure that out
what would the problem really be well if we if everyone says I don't want to be a chair then we don't have a chair which that that is a that's a bit of an issue. Yeah. But I mean if let's say if we let the alternate Yeah. pardon me. I mean what's the problem if the alternate if he gets put in? It's not it's not a problem. I mean that's what I'm saying. What would be the big deal? Well, right now the the bylaws don't allow us to do that. So, it would if So, would we have to just change the bylaws so that we could take care of that? Yeah. It'd also be good because you can't vote as a chair.
So, we'd have everybody else voting. Why don't we change the bylaws? We just change it. It It allows more flexibility. It doesn't mean I'm interested. But so I, you know, my intent was just to throw it out there. I mean, it's I was thinking about this and Can we do that at the next meeting? You have to. Yeah, I can. Do you have to have a vice chair, too? Pardon me. Do you have to have a vice chair, too? Um, according to the bylaws, yes. But that makes sense. It makes sense.
Well, I think good example. I mean, we've got we chair and vice chair. Somebody who hasn't been the chair before would be ideal, but we've all had a turn, I think. How do you guys feel about just saying yes to change it tonight? I think we have to present uh it's got to be in the packet, correct? Agenda. Get it ready. Okay. I can see the next time we do that, we take care of it. Okay. I think it makes more sense. We we and we always have somebody gone. Yeah. If anything, it just allows the flexibility. I mean, I'm fine with it. So, who's an alternate here right now? And how long have you been an alternate? Uh, two years. Yeah. I mean, that seems like you're pretty dedicated. So, I think you're as good of a candidate as anybody else. I think when we first discussed this a year or so ago about, you know, the concern was is that alternates are usually haven't been on very long. And so to throw someone in that, hey,
now you're an alternate, now you don't know what you're doing, but now you know a little bit about what you're doing, but now you got to know everything that you're supposed to go on. It was a little unfair. But I think when you've been on for a while, then that that diminishes and it's not not such a Yeah. I don't think I was an alternate for more than six months. Yeah. Yeah. So, two years is I'm perfectly content being an alternate just so everyone knows. For the discussion. Well, you'd still be an alternate. You would just be the chair. Yeah. Yeah. And I'm okay being chair again. Yeah.
So, just to put that out there, too. But uh but I think that opens it up to vice chair too and so that yeah so if anything it just helps solve a problem we haven't faced yet where where no one used to. Yeah and and I I think you know we don't want to run into that problem. That's why I'm bringing that up. So yeah. Well, and to get to elections and then you have a problem where now, you know, cover. And not that that's a problem yet, but yeah. Yeah. Love it. So, okay. Okay. Anything else?
