okay you guys might be familiar with this one so I don't know if you guys remember we brought this one in to you guys to get this one reduced and based on the appraisal district map this one it showed it should have been seven thousand twenty square feet but when we didn't have an actual survey so we got the actual survey back and as you can see on the survey right here it's only going to be six thousand six hundred fourteen square feet So we were gonna actually move the property line as far over as we could to make it off five feet off this house to comply with the setbacks, but it still wouldn't have meant the 7,000 square feet. So we were like, it's better off just divide it in half, give each one. You guys have already approved 703 Choctaw, so this is just for 701 Choctaw. One of the stipulations you had on this property was they put the driveways in. I wanna show you that both driveways have already been installed. So they've done everything we've asked them to do. This is the city actually bringing this forward to request the variance on lot one. It's only short by 384 square feet, 86 square feet. I'll make the motion to approve.

Hold a public meeting and consider the request from Jerry Harmon on behalf of the Tennyson Methodist Church and Mount Pleasant Community Fund property owners to rezone an existing church and office building at Mount Pleasant City Block 166, Lots 4R, 1 and for our dash 2 from single-family phase 2 a family to single-family to FS to to neighborhood services NS addressed as 307 East 5th Street So We're continuing our cleanup efforts and this came to our Attention because the

office building was once part of the church, big piece between 3rd and 5th Street along church. But they transferred ownership to a, it's a non-profit, it's actually CASA I think, I don't know, but that the fire department wanted to do a CFO like they often do on businesses and it came to everyone's attention that it wasn't the church that owned it, it was somebody else. So single family two allows churches as right, by right, but single family two does not allow offices by right. So we needed to rezone the office so that it's compliant, which is the neighborhood services request. There was an additional wrinkle because the office was not next to a commercial district, but the church is, and of course it doesn't matter whether it's neighborhood services or single family too, it's still a church, and so they were fine with applying for the zoning so that they could be next to the office and then they could all be in compliance and they could all be neighborhood services, so that's what we have done. And the GR, this is the property. You see it's a huge campus, but the additional lot is the one at the top that was carved out at some point, even when it would belong to the church, maybe, because there were swing sets and stuff. I think they used it as a nursery at one time. I don't know if it was part of that. But then somebody had the idea it would be a great office for a nonprofit, and that's what caused this. So... The zoning, you'll see the church property in yellow with the heavy line around it and the smaller lot to the north. That's the rezoned area, but you see that red area is next to the railroad tracks. It's actually commercial, I think, but it's next to the railroad tracks, but it does abut the church property, so a rezoning, of course, you go, you can't actually spot zoned commercial property in the middle of residential, but it touches, so it makes it compliant to do it that way, and that is what we've done. So here's some photos. It's Tennyson Memorial, and the Entrance is off of third. The building or the office is at the lower right. That is the office and it is off of fifth. and then two views of that, and the entrance to the back and the entrance to the front are across. You can't really see it because it's so big. There are homes across the street, directly across the street, but of course, as I said, the church entrance is there, but the right-hand photograph shows If you look towards the railroad, that is the commercial property that exists now. So it is next to it. We notified 24 property owners in the area around the subject property, and I had two that were in its favor. They're marked with an A, so we did notify the public of the meeting in the newspaper as well. Nobody's here. So city staff is recommending approval of this rezoning. Since the current land use is a church and the former building, which has been used for quite a while with no impact on the neighborhood, it's a nonprofit office, but it won't substantially differ from what's happened before. The difference is it's not a church. So again, we're playing clean up. They could presumably transfer it to someone else at some point in the future for a neighborhood service use, but it wouldn't really have much of an impact on the neighborhood. There doesn't appear to be any future development planned on the property around the church, and it is a church, so we recommend it. They're not here. but they were wanting their CFO and because of the non-compliance on the zoning, we had to make it right. One question.

So we are pretty busy. I am not entirely sure. We should have one site plan coming to you for a multifamily on Magnolia. That should come in August. We have a lot of other irons in the fire, including some work with Anderson Town crossing, adding and playing with sort of replatting some of the property up there. I'm not sure if that'll be ready by August, May, since it's a plat, at least preliminary plat, final plat, all that. And we have a lot of other projects that are kind of straggling along. There is going to probably be a hotel preliminary plat brought forward too. I think the idea was to, but I haven't seen anything formally to move the hotel that they had talked about putting over on 271 to move it over by academy on the water. It's my understanding. So I that may or may not happen. But we don't have a preliminary plateau on that side. So that could come pretty quick. Preliminary plats can come pretty fast without a lot of advance warning. So there are a lot of pieces like that in play all over the city. So we may have more than one case in office. Yeah. My understanding is the company that was doing those two was thinking that they would like to move it over there. Okay. but we don't have a formal submittal. But we do have the one for the apartments looks ready to come forward. So we're working with the downtown group also to bring the zoning forward, but I don't know if we're gonna make it in time for August or not. to get, it may be September, just because whenever you have an ordinance and you have to come here and then you have to do the public notification and all that. So that makes it, you know, I have to, be well in advance of the meeting to have it cemented and we aren't there yet. So you're going to be busy through the fall. That's what I'm trying to say. Just one question out of and purely out of curiosity. Over the past year or year and a half, we've made several adjustments and or changes. to the piece of property on the north side of town. It's what I call the Y. was going to be residential with a convenience store. And several times we granted the changes. Is that property just kind of sitting now, waiting on...

So our understanding is there is an investment group that also is doing the White Street apartment, which you remember from several years ago, the White Street apartment by... that they're actually apparently getting ready to break ground to actually get the permits and all that. So they are kind of pacing themselves. So Junction is next after that project. And we have gone through some meetings. There now is a problem with some of the water, some maybe and clarity on the pressure that the water for the city water line could supply to Mr. Capps. That project may be on hold just to make sure that the water supply from that line can go up the hill adequately. But it's also the same line that feeds Junction. So they will probably ask them to get a study to make sure they have water. But they are not... ready to develop right this minute. They had a few meetings with us, showed us a few more plans because they were wanting to start work on the commercial piece at the very tip of that Y. But it's after Wings at Mount Pleasant from my understanding because I talked to them last week and therefore that's their next project. But it's not there. We have Conroy I think that may be an administrative plat. Guaranty Bank is wanting to take their big, giant piece of property and make one lot out of it, but they also are adding some property next door to them because of building across the lot line. that they want to add on to in order to get the building permit, they have to have flat. That will have to probably come to you because it has a right-of-way dedication. So instead of being administrative, it'll be here. But I'm not sure if it'll be in all the time. We have a lot of little projects. Some big ones, too.
