for an office building on approximately 0.803 803 plus or minus acres described as Adams Island commercial amending plat number one block one lot one in the city of Temple Bell County, Texas addressed as 929 Adams Lane. The case will be presented by principal planner Jason Deckman. All right. Good evening. Um this is a site plan review case. Thank you. Um no that's fine. And and I'm going to call my own penalty on this because we were putting presentations together. This should also have the council dates on it. It's the PD site plan review goes through PNZ and council. So that's my mistake and I'll own that. Um it'll go to the July 17th council. So the site plan reviews there is a plan development general retail ordinance that was passed in 2005 that has guided the development of this strip between West Adams and that that exit ramp and Adams Lane. So this is the the the final lot in that development. The ordinance called for site plan review with PNZ and council. There's been a further legal uh interpretation that yes, the review and presentation is required, but it did not require the formal notification or mail outs that a standard zoning case and the zoning the use has already been approved. So, what we're doing is just reviewing the site plan that this fits with the neighborhood. So, this will end up being a resolution, not an ordinance. So, they do present the site plan and I'll show you that this is, you know, down there at the very end of Adams Lane. You can see Cornerstone Automotive on the aerial photo and 317. You can see the overpass and the highway just to the left of that image. And it's going to be very similar to the

existing buildings that have already been built out there that there continues to be discussion whether it's pronounced wapidity, wapidity, or wapidi. I don't know. I'm not a linguist. I'm a planner. but it's going to look like those buildings. So, they've uh presented some site plan and elevations. So, let's show you what the existing buildings look like. There's some undeveloped land to the north across Adams Lane. Uh and there's a lot of trees on the site now. There's trees around the existing buildings. You can see it's that mix of kind of a seamed wall material and then that that stone at the base with the dormer roof. So the site plan, you can see the building on the lower right hand corner. There's four suites. The largest one would be for the periodonal clinic. The other three would be uses that are allowed by right and general retail. They've not identified any tenants yet. Uh but they've got the parking, the landscaping meets the code. They've got landscaped islands within the parking area. They've got two entrances and a designated fire lane. And then on the lower left there's a detention area that would then drain into that drainage area between the exit ramp and this property. They provided some elevations. So while I said it does look similar. The dormers are a little bit different. It's got a bit of a modern slope on the one end. Uh and you can see they got CTP for central Texas periodontal. Um other ones they just said signage because like I said they don't know who those clients are going to be. But there's a mixture of building materials that seamed material, a brick and a stone, the shingled roof with the dormers. There's some of the uh windows on the ends and on the sides will also have awnings over. So, it'll be a nice looking building and it really in comparison to what's already there. It's going to fit. So, the zoning, you can see it's got a on either side, but it's that PDGR

island that runs down between the two roadways. There's existing utilities to the site. Uh Adams is a major artial. Adams Lane's the local street. There is a thoroughfare trail that runs down there and I failed to call that out on the site plan, but they're going to continue the concrete sidewalk that has already been built with the previous developments. So that will com uh provide that connectivity that the trails master plan asks for and staff recommends approval of the site plan of Adams Lane periodontal. I'll take any questions. Is it the same owner as owner as the other center right next to it? I'm not 100% sure. Okay. They haven't started building this yet. This is the one to the west of the existing, not the ones that's east. There's another one going on, but that's not that one. Yeah, I thought it was at first, but I'm realizing it's not. Okay.
